What's
happening at 747? In
recent months, your homeowner's association has undertaken a number of projects
to maintain and beautify our complex.
TREE TOPPING
Late
last fall, the numerous
eucalyptus trees were “topped" to limit
their height
and to encourage them to fill out-providing better shade.
SEA.L AND COAT
For
the first time since the complex was constructed, the central driveway and
asphalt parking areas were sealed and coated. This should protect the roadway
from the deterioration of water drainage and sun damage. At the same time,
depressions were filled which significantly improved water drainage.
GARAGE DOORS
All garage
doors 1n the complex were re-painted.
PALMS
GET CROPPED
The
northern end of the complex was a large number of palms. A member of your board of directors trimmed all
the dead branches and removed the debris. This service saved the association
significant dollar expenditure.
NEW GROUNDS CREW
A
previous service organization continued to do a poor job of maintenance of the commons area in spite of
the efforts of the board to have sprinklers maintained, grounds cleaned, etc.
In May, that service was discharged and with the co-operation and assistance of
First Federal Savings, a new service group was hired and a major grounds
renovation undertaken.
FIRST
FED LENDS A HAND
First
Federal Savings and Loan owned a
significant number of units in the spring of '77. First Fed approached the board with a request to
improve the sprinklers, landscaping, planting, and general maintenance and
offered approximately $800.00
in services and
plants to assist us in the undertaking and to help make up for homeowners dues
lost from re-possessed units. The entire sprinkler system was rebuilt; certain
small grass patches were re-done in rock, etc., to ease maintenance and
numerous new plants were set. New railroad ties were installed in certain areas
where water drainage was causing problems
POOL ACID BATHED
Our
pool had a bad case of the dingies so arrangements were made to completely drain it and
acid wash it. This project was completed just as the swimming season came on,
so we have had a nice, clean pool to use this summer. Recently, a portion of
the filter was re-built. We are endeavoring to have the pool service keep
closer watch on the pool at this time, as high temperatures coupled with the
dust and debris of our summer dust storms lead to cloudy water and algae--- a
most difficult problem to control at this time of the year.
LADDER AVAILABLE
Walt
Headley at 747-F East Bethany has a 24 ft extension ladder which residents are
welcome to borrow. This ladder should reach your roof or the highest points of
your ceilings re: painting, hanging light fixtures, changing bulbs, hanging art
work, etc. (In tune with the suit-mania of our times, you can use that ladder
at your own risk. Walt assumes no responsibility for your safety if you use
it.)
POOL SECURITY
Because
we are a townhouse complex, and have a pool, we face particular liabilities
with regard to pool security. All residents are asked to be sure to lock the
gate behind yourself when you are the last to leave the pool area. We have a
number of children in the complex who are too young to
have access
to the pool, unattended. Also, some neighborhood children have taken to
sneaking into the pool---with the help of an unlocked gate. This creates a
severe liability for all of us. All residents are asked to help police the pool
and to ask people to leave if they do not live in the complex or if they are
not guests.

INCLUDES BEER AND POP BOTTLES. PLEASE • PLEASE. PLEASE. THERE ARE TO BE NO
ANIMALS IN THE POOL AREA AT ANY TIME!!!!!!!
POOL KEYS
All
residents are entitled to pool keys. They may be secured from Fred Woodworth at
5835 N. 8th Place. There is a deposit of $5.00 required for each key. Pool keys
cannot be copied, as they are custom designed and hand cut to retain our
capacity to maintain pool security.
SECURITY SERVICE
Your
Board of Directors is considering having a security guard on duty from 10:00
p.m. until 6:00 a.m. This subject will be discussed at our next regular board
meeting scheduled for Monday, September 12, at 7:30 p.m. at poolside.
BOARD MEETINGS OPEN TO ALL
Your
association meetings are scheduled for the second Monday of each month at 7:30
p.m. All residents are welcome to attend and are, encouraged to participate.
ROOFS
REPAIRED
A
number of roofs had broken tiles and other damage. Repairs were recently
completed at an approximate cost of $325.00.
FIRE LANES
An
announcement was recently distributed to each resident concerning fire lanes
and parking restrictions. Your Board of Directors wishes to acknowledge the
cooperation of all residents in this matter.
URGENT NOTE: It has been noticed that since the driveway no longer has any
Cars parked on it, that the speed of cars driving through has increased ALARMINGLY.
Please be aware that there are several very young children who live and play at
the north end of the oval drive. Also, neighborhood children frequently cut
through our drive on their bikes and skateboards---against the flow of traffic.

YOUR SPEED and WATCH FOR CHILDREN
LATE DUES
In
the past, our association has been plagued with a number of homeowners not
paying their monthly association dues (some are on direct pay). To cope with
this situation so as to maintain the cash flow that it takes to operate the
complex each month, the following policy is being followed:
On the fifteenth
day of the month following the month for which dues are past due, a lien will
be placed against the property for the past due and current dues plus late
charges and legal (lien) fees. The charges stated in the lien will accrue
interest at the rate of 8% per annum.
This
policy is clearly stated in the Conditions, Covenants and Restrictions
(CC&R's) of the homeowners association. It has been necessary to take this
action in a number of recent cases.

$$$ SAVED ON WATER BILL
Due
largely to the repairs to the sprinkler system, our water bill was
approximately $100.00 less last month than for the same period a year ago, in
spite of a rate increase which took place this summer.
PLEASE REPORT NEEDED REPAIRS
A black mailbox is being installed just outside the gate to
the pool. If there are repa1rs to the commons area, especially sprinkler heads,
please leave a note in that mailbox. Your Board of Directors and the grounds
crew will check the box daily. This should significantly speed up repairs.
Please
note: The
vegetation and sprinkler system inside the walls of your unit are your
responsibility. The grounds crew is not allowed to work in these areas.
