1.A representative was present to show the association plans of the office complex that is to be built on the west side of our complex. Present plans will consist of 2 single story level buildings and 1 two story level building that will be situated on the far west side of the lot. The office complex will be approx. 25,000 sq. ft.. The parking lot will be on the far east and south sides of the lot. Some of the parking spaces will include covered carports.  Discussion about traffic flow, excess noise, vegetation and car bumper guards were presented to the representative. The office complex completion is anticipated sometimes in 1979.

2.Board members read a letter from the owner of lot 36 in response to the eucalyptus within his easement.

3. .APS will not repair our gas line leaks on the south drive. $100 has been allotted to have a plumber inspect the damage and give us an estimate for the cost of repairs.

An appointment will be arranged with the landscaper for a walk around. Please put all   complaints to be relayed to the Landscaper, into the association mailbox in front of the pool. Please water vegetation that is close to you in the common areas.  This cooperation is greatly appreciated until the sprinkler system is back in order. There will be a definite plan of action within 2 weeks regarding the sprinklers. Board Members will meet before the next monthly meeting. 

4. Patching and painting of stucco walls has been contracted by Walt Headley. It has been determined that the original cost of $400 will not be enough so an additional $150 was approved.

5. Discussion on fire signs was brought up. It was suggested that some of the fire signs be moved in conjunction with fire code regulations. We are still having problems with people paring in fire zones.

6. Revision of CC&R’s is needed. All homeowners interested in giving suggestions please submit via the association mailbox. When revisions are made the homeowners will critique and then vote on the revisions.

7. Insurance package will be decided upon before 30 days of February 22, 1979 deadline.

8. Additional roof repairs are necessary. Plans are to get contractors quotes.

9. Any spackling or caulking done by homeowners, that wish to do their own work, must get approval from the Board first.  If the job is done with Board approval the homeowner will be charged for re-accomplishment of the work.

10. Painting of fences and railroad ties was tabled.

11. We will have an interim Board meeting to vote for new Board officers for 1979. All homeowners are welcome.

12. Treasurers report given by Bill Fletcher.

 

Pool will be heated for the Christmas Holiday!!
