Board Meeting, February 6, 1979

 

PARKING VIOLATIONS - The Association is in agreement that better control of vehicles parked in the fire zone is needed. As of the third week in February, vehicles will be ticketed by the fire and police departments who are in violation.

 

PETS  - There have been three complaints about dog droppings. Please clean up after your pets.

 

RENTING PROPERTY - The CC&R's specify "entire apartments may be rented provided the occupancy is only by the lessee and members of their families, its servants and guests. Individual rooms may not be rented and no transient tenants may be accommodated.”

If you do not have a copy of the CC&R's (by law it should have been provided by your title/realty company) the CC&R's may be purchased from the association or title company.

 

SPRINKLERS - A written detailed cost estimate was reviewed by the homeowners who attended the February 6 meeting. Sprinkler repair will-cost a minimum of $487, plus parts

 

LANDSCAPING - Please use the mailbox in front of the pool area for any comments if there has been no improvement in the landscaping. The dry patch areas will be landscaped after the sprinklers are repaired

 

PAINTING AND SPACKLE - Walt Headley has reported the completion of units on the east drive. Due to weather, completion of the job has been slow. It is estimated that another 30-40 hours of labor will be needed to complete the job at a cost to the association of $240.

 

CEILINGS - David Cronin is to coordinate the approved ceiling repairs with the contractor

 

 FENCE - Repair of the west block wall is almost complete. Bill Fletcher was given authority to sign a release form absolving the libel party of any further responsibility for the east Wall repairs

 

TERMITES - Termites were found in a vacant apartment garage. The CC&R's do not provide for extermination. It has been recommended by the association that homeowners have their homes protected from termites at their own expense. Discussion also suggested that the association consider having the common areas inspected for termites

 

INSURANCE - Five bids were obtained. Fred Woodworth is to have an objective agent who is not involved with the bidding to review the five package plans and recommend the best package. $50 has been approved by the board for the agent's time.

 

ROOFS - Two different bids to repair the roof on the Minkin unit were discussed. It was approved by the board to use Johnson Roofing with the bid of $1,450, plus cost of plywood. Roofer will start repairs February 7, 1979. Bids obtained for other roof repairs will be opened immediately for presentation at the earliest opportunity.

 

TREASURER'S REPORT given by Bill Fletcher. Street sweeping service has increased fee from $60 to $65 per month. Trash service increased from $133 to $148 per month.

 

GENERAL DISCUSSION  - All homeowners should file their Homestead exemption and mail to the County Recorder.

 

ELECTION OF BOARD MEMBERS - June Nash has withdrawn her nomination. Bill Fletcher, Donna Moore, David Cronin, Paul Phillips, Tom Lysaght and Marie Martel were unanimously voted by the homeowners as the new board members for 1979.
