747 East Bethany Home Road Association Board Meeting

January 2, 1979 7:30 pm

 

 

GAS LIGHTS It has been voted and approved to convert the outside garage

lights on the south drive to a sensing system pending the approval of the involved homeowners.

 

SPRINKLERS Installation of eight timers and repair of some existing valves has been voted and approved by the board members. To restore the water sprinklers to working order will involve getting permission from eight homeowners that will necessitate the hook-up of the timers.

 

LANDSCAPING The landscaping firm has assigned a new landscaper to work on our unit for 40   hours a month. The reason the patches of dry grass has not been replaced with vegetation is due to the water sprinkler problems.

 

ROOFS The roofing contractor has made a commitment to come on January 8 if it does not rain. A list of roof repairs are being made by Tom Lysaght and Walt Headley. Follow up on roof repairs will be reported to Paul Phillips in two weeks.

 

It has been pointed out by a homeowner that the mastic around the air vents on the roofs has deteriorated and needs to be recaulked.

 

First Federal is not responding to the poor construction they contracted in the rebuilding of lot 14. Poor construction is the main problem that has caused severe water leaks.

 

PAINTING The $150 that was allotted for spackle and touch-up painting is just about depleted. The major expense has been the purchase of paint. Walt Headley has completed half the repairs on the list given to him. Dave Cronin is to review the repair work with Walt and report to the board for further authorization of money_

 

Nominations for 1979 board members:

Bill Fletcher, Donna Moore, Dave Cronin, June Nash, Paul Phillips, Tom Lysaght and Marie Martel

  All homeowners should attend the next homeowners meeting on February 6, 1979 to vote for new board members. The new board members will then vote on the five board officers.

 

Clarification on the outside wall repair work by homeowners in the December 5, 1978 meeting's minutes: All homeowners should not repair outside walls even if the walls are within their easement. Homeowners should get authorization from the board/association. If the owner wishes to do the repair work himself, the association will provide the necessary materials for the repairs. This simple formality complies with the CC&Rs and provides assurance of aesthetic continuity in all wall repairs.

The association would like to thank Mr. & Mrs. Woodworth for having the meeting at their home. Next homeowners meeting will be held at June Nash's home, 5827 North 8th Place on February 6.   Meeting adjourned 9:30pm

Special Meeting January 18, 1979

 

The meeting was called to order to discuss major leaking roof problems on the Minkin unit. The owner has contacted original roofer, First Federal Savings and the association insurance company who all deny responsibility. Owner retained a lawyer who addressed the association by letter stating the association will be responsible for roof repair.

 

An inspector from the State Registrar of Contractors office inspected the roof. He felt the asphalt portion of the roof was to standards, but the structural part of the roof was the problem.

 

As stated by the CC&RS and agreed by the board members, the association is responsible for all the roof repairs. Roof contracting bids will be obtained.

 

Bill Johnson, a roofing contractor, attended the meeting and will return on January 19, 1979 to evaluate the urgent roof repair work.

 

Duncan Roofing has been back to repair one unit. Ceiling repair work has begun.

 

Garage light rewiring on the south drive has been completed. The association would like to thank all the homeowners-who have cooperated in allowing the association to use their electrical outlets. Next project is to get timer boxes for the water sprinklers.

 

Block fence on the west drive was accidentally knocked down. The association has been assured by the responsible party that repairs will. be made.

 

Many complaints have been directed at abuse of parking lane restrictions. The parking lanes were designed to allow a tanker of the Fire Department to actually drive our private road. PLEASE OBSERVE PARKING REGULATIONS

 

DOG OWNERS -- CLEAN UP AFTER YOUR ANIMALS.

 

Five sprinkler electric connections have been installed. Controllers should be installed for 2/3's of our complex by February 12, 1979.
