MINUTES OF NOVEMBER 6, 1979 HOMEOWNER'S BOARD MEETING

 

Homeowner's Maintenance Dues: First Federal Savings has informed the board that they will no longer collect maintenance dues as of January 1980. Several alternatives were discussed on how the association should collect the dues:  A. Have a private collection agent collect homeowner dues. This would increase our dues by $1.50 per month. B. Have a private collection agent collect both the dues and insurance premiums from each homeowner, $3.00 per unit costs. C. Use the service of a management service company to· handle all the association business. This would cost approx­imately $6.00 per unit per month. D. The association collect the homeowner dues.

More information will be obtained on the collection service before being voted on at the next board meeting. Gardening: The association thanks Byron Linton for his time and effort in coord­inating the landscaping maintenance and sprinkler repairs.

Sprinklers:  If anyone finds a sprinkler not in working order in the common areas of the complex, please put a note in Byron's mailbox 5802.

Landscaping: One landscaping contractor gave the association an estimated cost of $10,000 for long range planning to replace some of the older and dying shrubs over a five-year period. A two-year program would cost $1,800 per year, which would include tree topping. Immediate plans to replace the dying shrubs in the front of the complex, including flowers and ground covering, would cost $500. All options will be discussed again at the

next meeting.         

Insurance: The homeowner’s insurance contract is up for renewal February 1980. The board is planning to get competitive bids again.

Tow Signs:  It has been approved by the board to purchase two parking violation tow away signs. The present fire lane and violation of their boundaries allows homeowners to have these vehicles towed away.

Treasurer's Report: Any overdue payments by homeowners will be billed. If there is no response by December, the board will vote at the next meeting to take delinquent accounts to court.

Pool: The pool will be heated on Thanksgiving, Tuesday to Sunday, and two weeks over the Christmas holidays.
