Treasurer's Report was given by Peggy Erhart.

 

Letters to Homeowners regarding non-family tenants and transient-type tenants was discussed.

 

 

Walt Headley attended to discuss his claim that the Association still owed him money for painting. It was decided that if/when we receive satisfactory confirmation from former Association Treasurer, Bill Fletcher, his claim will be paid.

 

 

Discussion on roof repairs followed. Several carports have already been repaired as well as the Kelling and Linton unit roofs. Other garages and carports will be completed in the near future.

 

 

The proposal to remove roof maintenance, repair and replacement from the Association's responsibility is being drawn up and will soon be sent to all Homeowners for a vote to amend the C C & R's to that effect.

 

Our handyman who is filling cracks in the exterior of the buildings is doing a good job and it was decided to extend his commitment to complete the east side up to the DeBeve unit.

 

The gardener and his work was discussed since we received notice that his service fee will increase from $500. to $550. as of May 1st. It was de­cided that a consultation-walk-around should be arranged with him on a regular basis in order to assure that certain chores would not be neglected.

 

 

Jack Brenner was authorized to spend $200. to purchase iron, fertilizer and small shrubs, to enhance the landscaping.

 

A claim from Byron Linton regarding interior water damage was evaluated and it was confirmed that the Association does not assume liability for interior damage.

 

 

Filing liens for delinquent Homeowners fees was discussed and determined to be valid and essential to maintain our cash flow.

 

 

Fred Woodworth talked to the owner of the new office complex next door and received permission for us to use their parking lot for LIMITED auxiliary parking. This will be advantageous to all of us from time to time, so let's not abuse the privilege.

 

 

A seasonal reminder: PLEASE use suntan oils very sparingly if you plan to go swimming in our pool. The oils are harmful to the filtering equipment. Thank you.
