HOMEOWNERS' MEETING--TUESDAY, JANUARY 15, 1980--13 PRESENT

 

Treasurer's Report was given.  Discussion on collection of Homeowners' Dues resulted in the decision to have Treasurer send billings each month to the Homeowners.

 

Because of the added responsibility of collecting Homeowners' Dues, in addition to an already demanding, time consuming and thankless job, it was suggested and approved that we pay our Treasurer $50.00 per month.

 

A  P.O. Box is being arranged for to enable our Association to conduct its business in a more efficient and business-like manner and to make tran­sition smooth when Officers change.

 

Discussion on roof repairs indicated that known leaking roofs are now repaired and that we need to begin on leaking carports and garages.

 

Jack DeBeve objected strongly to having a lien placed on his property for delinquent assessment payment because he is out of town a lot and because he was extremely patient while waiting for his roof to be fixed. It was voted to remove the $8.00 late charges against him.

 

Discussion on filing liens followed in relation, particularly, to our possible problems in collecting Homeowners' Dues ourselves. According to our C C & R’s, the Board has the right to file liens against delinquent Homeowners. It was decided that statements would be mailed each month and if payment is not received for two consecutive months, a notice will be sent of intent to file lien.

 

It was approved that Board Members can purchase materials to make emer­gency repairs or general maintenance without prior Board approval, to be paid for by the Association; providing those costs do not exceed $100.

 

Illegal parking was discussed and we will investigate getting a City Ordinance number to allow for towing away illegally parked cars.

 

Jack Brenner contacted several authorities and found that we can legally run our pool pump motor 12 hours/day during the non-swimming season as opposed to the 24 hour/day schedule we have been following. This should save us a substantial amount in electric bills.

 

It was approved to hire a man from a senior citizen agency @ $18/hour to repair the sprinkler system, up to a maximum of $1000.

 

It was also approved to allocate up to $1000. for consulting fees ($25.), plants and fertilizer to beautify our grounds. Several residents volun­teered to help with the work.

 

Jack Brenner contacted PLACE 3 next door about their oleanders which are pushing against our fence. They have agreed to trim them back.

 

Suggestions are solicited on how we can practically and economically have our day to day maintenance and repairs done.
