Meeting
opened with expressions of appreciation to Jack Brenner for planting shrubs and
flowers. He had assistance from Fred Woodworth, Mitch Araman and Dave Cronin.
Also thanks to Marie Martel for the new stationary, invoices, mailing labels,
etc.
Crane
McClennan (attorney in residence) reviewed our C C & R's with particular
reference to the antenna/roof liability/ recourse problem. He emphasized that
visible antennas are definitely prohibited by the C C & R's and those
installing them are subject to lawsuit (and costs thereof). Also, any Homeowner
in violation of the C C & R's (including rule violations and being in
arrears on dues for a period of 10 days) automatically loses his right to vote.

It was
finally decided to present a ballot via certified mail to all Homeowners
seeking their approval to amend the C C & R's to eliminate the
Association's responsibility for roof repairs, to become effective one year
from the date the amendment is approved. The letters will also notify those who
are in violation of the C C & R's and remind them that if they remain so,
they will be ineligible to vote.
Motion was
made and accepted after discussion, to accept the low bid for roof repairs on
the Kelling unit, 7 carports and 3 garages, to be done over a 6 month period.
It was also
approved that Jack Brenner hire a man to straighten several units' crooked roof
tiles and to patch cracks in exterior walls. Fred Woodworth volunteered to be
the supervisor on this project.
Peggy Erhart
gave the Treasurer's report and stated that since we are
now handling
our own billing/collections, our cash flow status has improved.
Discussion on
hiring a full time handyman followed. The suggestion was finally tabled.
It was approved that Paul Phillips would remind each unit owner that
our C C & R's state that units may be leased only to families (Paragraph
2.5).
Paul was also
authorized to release the following liens: 195835, 195847, 195848,195825,
195826,195842 and 195824.
