HOMEOWNER'S MEETING

Treasurer's
Report was given.
President
reviewed collections and expenditures for the year. Total collections and 1979
balance: $30,460. Total expenditures were $24,724, with approximately $815
presently outstanding.
Our gardener
has not been on the premises for three weeks, yet he has indicated that if we
do not pay him a full month's fee, he will cancel our contract. It was
discussed and decided that we would pay him for one week's portion of the
monthly fee plus $50 for the rye seed he supplied, and cancel his services.
Screening for
a maintenance man is to be pursued vigorously to assume the duties of the gardener,
the pool service and for general maintenance in the common areas of the
complex.
Late charges
for delinquent Homeowners' Dues were discussed. It was approved that heretofore,
a late charge will be levied if dues are not received by the Treasurer by the
time the next month's billings are sent out.
TERMITES were
found within our complex (5806). This is the second time they have been
reported in the area. We remind you that it is each individual homeowner's
responsibility to provide termite inspection/protection. Melanie Buros (5806)
has offered to put any interested homeowner in contact with her pest control
agent for a FREE termite inspection.
Curbing vs.
Railroad Ties was discussed at length. The old railroad ties are in horrible
condition and something needs to be done soon. The pro-curbing faction argues
that curbing would: (1) be permanent (2) hold the water within the planting
areas (3) prevent sprinkler head damage (4) cost less than to replace ties. The
pro-railroad ties supporters argue that the railroad ties: (1) look better
aesthetically (2) have lasted 8 years (3) could be backed with some kind of
plastic or metal to keep the water away from them. The Board requests that all
homeowners provide their feelings on the subject. Please use the form below and
return it with your next Homeowner's Dues payment, or put it in the black
mailbox by the pool.
The McFadden
unit is $800 in arrears. She was sent a registered letter requesting payment,
which she ignored. It was approved to retain a lawyer to collect these
delinquent fees.
Enclosed is a
copy of the proposed letter to new residents. All Homeowners are encouraged to
suggest revisions, additions, deletions, etc. Please put your suggestions in
the black mailbox near the pool.
