747EBHRA HOMEOWNERS MEETING

November 17, 1981

NEW BUSINESS:

1. Dec. 1, 1981 Heywood Realty will no longer manage the 747 EBHRA. The Association will resume management of the complex.

2.    Fred Woodworth has obtained a verbal contract at $75.00 per week for maintenance, care of the pool, deck areas, street sweeping, lawn and garden and sprinklers.

3.    Ruth Brenner was nominated and voted as Treasurer until the 1982 board members take office in January.

4.    Statements for the maintenance fee will be mailed to each homeowner along with minutes of the meetings and financial statement each month.

5.    With regret Don Edwards has resigned his post as President (1981) effective 10/28/81. We wish to thank him for his active participation in the association.

OLD BUSINESS:

Homeowner of unit 2 has made a verbal offer to pay $200 a month until delinquent account is paid in full. Since steps were already taken to foreclose, it was decided to have Fred Woodworth, Mr. & Mrs. Jack Brenner act as representatives of the association. They will discuss the homeowner's offer with legal counsel. The board members will then discuss alternatives and make a decision on how to proceed with this matter.

COMPLAINTS:

1.    Repair work by APS on the south drive has caused settling of the   asphalt. Fred Woodworth will contact APS.

2.    Because of the past roof repairs, the roof contractor has stacked extra roof tiles on refrigeration units. David Cronin, Fred Woodworth and Donna Moore have volunteered to remove the unsightly tiles.

3.    Unit 7's chimneystack has been reported having an unfinished look because it has not been painted. Paul Phillips will contact the homeowner requesting the stack be painted at the homeowner’s expense. Concern that the chimneystack does not have a spark arrester was discussed. The board members were informed that a spark arrester is not required by law.

4.    The light sensor on the garage of unit 13 is not working. The board has approved the repair.

5.    It was brought to the board’s attention that several meetings ago the board approved trimming of trees in the common grounds but instead the trees were cut down to stumps. As a result of this action Paul Phillips will obtain bids to have the unsightly stumps removed. Type of trees to be replanted will be discussed at another meeting.

6.    The brown trims on the units are in need of another coat of paint. Paul Phillips and Jack Brenner will determine what units need paint­ing. If you have any trim that should be painted, please contact Paul, at 279-5287 or Jack, at 266-1085 by Dec. 15th. Fred Woodworth will obtain competitive bids to paint the brown trim.

MISCELLANEOUS: At one time homeowners with the 3 1/2 ton Goettl Air Conditioning units were told that they were closed units. Information to the contrary was brought to the board’s attention. The Goettl units are not a closed system and can be serviced.

BEWARE: of a young male exhibitionist. He was seen driving an older tan station wagon with tape wrapped around the steering wheel. Do not hesitate to call the police and Please try to obtain the license plate number
