Board Minutes-April 26. 1994

The meeting began at 7:00 with board members Walt Fedourich, Sherry Mara, Paul Phillips and proxy Luke for Kathi Kjolhede. Absent was Terrie Roberg.

The previous month's minutes were read and approved. No treasurer's report was given.

Old Business:

*Paul is continuing work on a Reserve Study in lieu of a five year plan and will report again *Landscaping committee will report next meeting on the replacement cost of the North end tree that was removed. The beautification process continues. Thanks to all involved.

*Walt reported the replacement cost of wooden fences to be $5700 for double-sided wooden fence and $6400 for block. The issue was tabled until the next meeting .

*Sherry and Walt will pick up and deliver the new pool furniture very soon.

*The recent Association ballot results were given and discussed. They are as follows:

          1) Passed-All screen and iron security doors must be painted the current complex trim color    or black. Note: Paint will be provided by the Association. See any board member.

          3) Passed-Free standing lamps in the common area will be painted black.

         5) Passed-Unit #5830's installation of an architecturally designed stained door was approved.

          2) & 4) Did not receive a majority and were tabled until next month when the remainder of the ballots hopefully will produce the needed results.

New Business:

There is a problem with the structural integrity of the East wall. Since this is a common wall, Paul will contact the adjoining apartment complex management to propose a shared cost of replacement.

It was approved to weather-strip unit #5835's garage door where drainage has created a problem. Along those same lines, Paul will get estimates for fixing the drainage problem he's been experiencing with his own unit.

The sand filter for the pool is in need of repair and could create a potential expensive problem. Paul will get bids. Paul is going to be busy this month, isn't he.

There are 15 garage doors that were painted originally with latex paint. Paul and Walt will obtain quotes for re-doing them with enamel to match the rest of the complex's doors.

The common area palm trees are again in need of pruning. Paul will get estimates for the work. Note: If you have palms in your yard you wish to have trimmed, please contact any board member prior to May 17th so we can get the cost for you, it should be inexpensive.

The red stripe around the complex is not there as a walking path for the complex. It is a marking for the Fire Lane and it is illegal to park there. God forbid any emergency would happen, but a parked vehicle in that area will create a major problem. Please consider your own and your neighbor's safety and find an alternative place to park. A short walk can potentially save a life.

The next board meeting is scheduled for May 17th.

Personal note: The board members wish to convey our heartfelt condolences to Walt Fedourich whose mother suddenly past away recently. In our busy hectic everyday routines, many times we overlook what is truly important! Have a great month!
