ANNUAL HOMEOWNERS MEETING MINUTES
January 19, 1997

OLD BUSINESS
Minutes from the January Board Meeting were reviewed and approved. The Treasurer's report was given.
Other discussion and actions included the following matters:
· Homeowner complaints were reviewed regarding the scraping and repainting of selected carport ceilings. It was reported that the work was done in a sloppy manner, with cleanup being minimal. The homeowners strongly endorsed the use of "professional" contractors to do work such as painting. A new contractor will be identified’ to do periodic repainting.
As previously reported, selective repaving has been undertaken at several units to correct chronic garage water drainage problems. This work is still not quite complete at this time. The contractor--the Dohm Co.--will not be paid in full until further corrective actions result in a satisfactory job for all. In a month or two, the new asphalt will be slurry sealed to blend with the existing paving.
· Homeowner complaints were reviewed regarding the slurry sealing project. Concern was expressed about the sloppiness of the job, particularly the splashing of tar on the bottoms of some garage doors and the failure of the contractor to tar-fill all pavement cracks and do a good job of applying the second slurry seal coat. (The bottoms of the affected garage doors will be repainted later in the spring after all asphalt work has been completed and the weather is warmer.) The Board will follow up with the contractor--Southwest Slurry Seal-on expressed concerns.
· Homeowner complaints were reviewed regarding the proposed fire lane pavement striping. The homeowners approved limited restriping to cover only the entrance lane divider and speed bumps. The homeowners agreed that the red border striping was not necessary and that it should not be done. The Board was assured that no Phoenix Fire Department codes were being broken since fire lanes are clearly marked by signs posted at a number of locations.
· Former Association Treasurer, Terrie Roberg, expressed concern about the Association's Money Market account. A question has arisen about whether-or-not the funds can be reassigned by the bank in a way that would affect their fully insured status. The homeowners strongly agreed that the new Board should carefully investigate this matter at their earliest convenience.
* Homeowners were in agreement that speed limit signs (5 MPH) should be posted on the property at appropriate locations to try to cut down on the speeders in the complex. The new Board will implement at an early date.

The following contractors have been proposed for the complex, although no decision has been made at this time:
Wet & Wild (Pool Contractor)
Hoedown (Landscape Contractor)
Walt Fedourich (Landscape Contractor)
(Homeowners: It's not too late to consider other possible contractors for the Pool and Landscaping. Submit your suggestions to one of the Board Members for consideration.)
· Nominations were entertained and members elected to serve on the 1997 EBHRA Board of Directors. The following Association members were unanimously elected to the Board:

The new Board will meet and organize at the February Board Meeting being held on
Tuesday, February- 4 at the residence of Agnes Woodworth. HOMEOWNERS ARE
WELCOME AT ALL BOARD MEETINGS.
Monthly Board Meetings for 1997 will be held on the first TUESDAY of each month at 7:00 p.m. Locations to be determined.
