Minutes for Board Meeting of March 4,1997

 

Attendees:     Lucy Shabsin, Betty Knode, Walt Fedourich, Rosie O'Meara and Marie Martel

 

1.         It was decided to repaint the lettering black and reposition the complex entry signs.  The one on the west side of the drive will be raised to the level of the present first line and be placed in one line.  The sign on the east side will be moved to the slanted wall facing the drive Fedourich, Bonar, Martel and O'Meara to implement.  This team will also place the new 5 mph speed limit sign.

 

2.         The slurry seal project discrepancies were followed up by Walt Fedourich, Rosie O'Meara and John Bonar and resolved.  Southwest Slurry Seal will fill large remaining cracks and assume responsibility for cleaning or repainting garage doors that were splattered with slurry.  In the meantime, the Association will pay 50 percent of the bill, which we have been holding since November.  Balance to be paid upon satisfaction of agreement stated above.

 

3.         Garage slab lowering project is still incomplete due to leakage into certain garages.  Paul Phillips is in contact with the contractor to make necessary changes. Also, owner at 5817 requests his drive to be scraped.

 

4.            External wood trim replacement demonstration project at 5808 is running behind schedule.  John Bonar says it should be done within a couple of weeks.

 

5.     Back gate locking mechanism repair has been turned over to John Bonar.

 

6.     Fire lane road striping is required.  Rosie O'Meara will find contractor.

 

7.     Bids were reviewed for both a new pool maintenance and landscaping contractor.  It was decided

that because time is critical, contractors would be chosen from current bidders.  Anderson Pool and Landscape Service were chosen.  We will enter into a probationary period with the contractor to be sure they can meet our expectations.

 

8.         Lucy Shabsin reported that our bank account is indeed insured by FDIC.  There was some question after the Wells Fargo takeover, but concerns were unfounded.

 

9.         Storage locker rates were submitted by Paul Phillips.  It was suggested that perhaps it would be more prudent to sell the unused pool heater and cover the area it now occupies with a roof to store association equipment and records.  O'Meara to discuss heater sale with new pool contractor.  In order to assess space required, will anyone storing association tools, equipment, paint, tiles, records, etc. please contact Rosie O'Meara and give her a description. 10.        John Bonar has offered to replace dead shrubs & flowers throughout the complex.  He needs some volunteer help.  Please call him if you are willing to give him a hand. (264-1070)

 

11. A list of "fixes" was recommended after a walk-through by Fedourich and Martel.  These range from bad wood repairs to trash removal.  O'Meara to be given the list for action.  Also on the list, there are some units with broken or loose roof tiles.  Does anyone know a roofer who may want to moonlight to make these repairs?  Please let a board member know if you know someone.

 

12.     Rosie O'Meara will visit 5833 regarding patio cleanup.

 

REMINDER

NO person under the age of 16 is allowed in the pool area without adult supervision.
