Minutes for Board Meeting of August 7, 1997

 

Attendees:                Rosie O'Meara, Marie Martel, Jan Ehn, John Bonar, Janie Stevenson, Gazwan Kahwaji, Betty Kizer, Frances Bass, David Cronin, Ron and Lucy Seegan.

 

1.             Lucy Seegan reported on the repair lists which have been separated into like types of work.  Bids will be taken again in the smaller groups of repairs so that work may proceed in easier to handle (and pay for) chunks.  Rosie O'Meara will procure these new bids.

 

2.             Pool decking repairs will be put on hold until next spring when, hopefully, repair work at poolside will have been completed.

 

3.                Driveway lowering at 5821 has been satisfactorily completed.  Downspout from roof still needs to be extended to carry water further from the garage door.

 

4.             The cable replacement project by US West and Fiero Company is being monitored by Walt Fedourich and Rosie O'Meara.  We will be requesting replacement gravel, plants, paving repairs and street sealing to put conditions back to their original condition.

 

5.             Rosie O'Meara will be preparing letters to request Cats Claw and Snail Vine vine removal by certain owners.  She will also send notices of roof tile repairs necessary at certain homes.  Please remember that planting or keeping Cats Claw, Snail Vine or any other type of creeping vine that clings to the stucco has been banned by the Board because it is harmful to the surfaces and roofs.  Betty Kizer has offered to help with the typing since Rosie is still in a cast from her hand operation.  The Board hopes to line up a roofer willing to make necessary repairs and to bill each affected homeowner according to repairs required.  Remember, roofs are the homeowner's responsibility.  This plan should make the repairs cheaper and more efficient.

 

6.             Lucy Seegan delivered an Average Monthly Income/Expenses statement.  This showed the following average monthly expenditures: Water $775; Electric $140; Gas $25; Landscaping Service $750; Sprinkler System Repairs $250; Garbage Collection $340; Pool Service $170; Pest Control $50; Administration $150; Miscellaneous $100.

 

7.             The owner at 5806 requested that he be allowed to remove an unused narrow planter area in order to prevent roof drainage from entering his garage.  John Bonar will investigate and recommend a proper solution to the Board.

 

8.             There have been complaints again about certain pets.  Please be sure that you pick up any dog excrement, both inside your patio and in the common areas, and properly dispose of it.  Also, certain cats have been "spraying" on screen doors and cars.  PLEASE, if you have an outdoor cat, see to it that it be neutered.  It is kinder to both the cat and your neighbors.

 

 

The next Board Meeting will be held on Thursday, September 4, 7:00 pm at the pool.  Please come.

Volunteers are needed to help Ron Seegan make small stucco crack repairs and paint. This will save the Association many dollars.  We thank Ron for his offer to do this work and encourage anyone who can to offer to help him.  Call Ron at 265-3409.
