Minutes for Board Meeting on July 26, 2000

 

Attendees:            Rosie O'Meara, Marie Martel, Mike Smith, Rosa Lee Simmons, Nancy Monaco, Patty Banser and Agnes Woodworth.

 

1.         Two bids were reviewed for a new landscaper.  It was agreed to give the contract to Raul Vega with a 90 day trial period.

 

2.     Financial reports were presented.  There are two dues delinquencies.

 

3.     Our water/sewer bills have grown tremendously.  Mike Smith suggested that because of the

rash of broken old sprinkler lines and the difficulty of getting to them for repairs, that he would investigate the possibility of separating each backyard system into individual ones, using a dual bib with battery operated timer.  It was also suggested to convert to desert landscaping, but that idea was not popular.

 

4.         The problem of the cracks in the new pool deck were discussed.  Our contract did not guarantee against cracks.  But we DID pay specifically for fixing the bubble problem, which is still occurring.  Rosie will follow up on getting this made right.  The algae problem has been attributed to the recent tree trimming.  It was suggested that the pool be covered during the next trimming operation.

 

5.    Rosie will try to find out if the dispute between the tree trimmers and 5831 has been resolved.

It was suggested that the trimmers' insurance should cover such claims.

 

6.     The remaining proposed changes to the CC&Rs are not yet ready.  The remaining 10 pages will

be finished soon.

 

7.     The house at 5833 has a prospective buyer who asked about converting the carport to a garage.

Rosie told her that any proposed alterations must be submitted to the Board along with proper architectural drawings.  There is no guarantee that such changes to the horizontal regime will be approved.

Be sure to report any sprinkler leaks to a Board member as soon as

you notice them.
