Minutes for Board Meeting on June 14, 2000
Attendees: Rosie O'Meara, Marie Martel, David Cronin, Mike
Smith, Rosa Lee Simmons, Nancy Monaco, Shawna Davitt and Jan Ehn.
1. A bid was received for the proposed widening of the
Bethany Home driveway. The contractor is
not licensed and bonded, which does not meet the requirements of the CC & Rs (Para. 6.6). It was,
therefore, agreed to offer the contractor the opportunity to obtain a license
and bonding and to resubmit a bid.
2. Financial reports were presented. We are putting the maximum possible into the
savings account in anticipation of painting the buildings next year.
3. Mike Smith has moved sprinkler system timer’s that are
inside individual patios to common areas.
4. New pool furniture has been purchased. Lets all try to treat it well so that it'll
last longer and keep looking good.
5. The proposed changes to the Bylaws and the first 5 pages
of the CC&Rs were distributed to attendees for review. The remaining 10 pages will be finished
soon. If you were not at the meeting
and would like copies to review, please contact Rosie O'Meara (277-7434).
6. Landscaping problems were discussed. It was the general consensus that the present
gardener is not reliable, knowledgeable or thorough and he will be given 30
days notice. In the meantime,
interviews and bids will be entertained for a new landscaping contractor.
7. Palm trees have been trimmed. Trimming and topping of other trees will be done in the fall.
8. A question about responsibility for
sprinkler repairs inside owner's patios was raised. If the
leak/break
is due to normal
wear and tear, the Association is responsible for the repairs. If the patio has been paved over, bricked or
otherwise altered, it is the Owner's responsibility to provide access to the
pipes, and his responsibility to replace the material removed to provide
access.
If
anything inside the patios (such as tree roots or stepping on sprinkler heads) causes damage to the sprinkler system, that owner is responsible for the necessary repairs.
9. Several cracks in the new pool decking
and tiles were brought to the attention of the Board.
Rosie
will review our contracts, then call Shasta Pools for satisfaction.
NOTICE
In order to make our new pool furniture last longer,
please place beach towels on chaise lounges to protect fabric from
suntan lotion and chlorinated pool water.
The
next scheduled Board meeting is WEDNESDAY, JULY 19, 7 p.m. at the pool.
