Minutes for Board Meeting on December 19,2001

Martel, David Cronin, Agnes Woodworth, Jan Ehn, Karen Root, Nancy Monaco, Sherry and Seymour

Adler.

 

1. Water has been turned off (Station 4) serving backyards down center of complex due to a leak behind 5827.  There was discussion to permanently leave this section inactive because so few use that system, and the small patch of grass by 5818 has been voted removed at the time of our spring cleanup (which has tentatively been scheduled for Saturday, March 16).  Rosie will contact the City to ask if it is possible/feasible to separate our potable water from our landscape water.  This could save a considerable sewer assessment.

 

2. The leak at 5818 has been repaired.

 

3. Mike Smith has converted post lamps to accept energy-saving bulbs.  This should save energy

and frequent need for replacement bulbs.

 

4. Painting of the complex was discussed at length.  A proposal for each homeowner to be responsible for painting his unit was turned down.  Our CC&R’s state that the Association is responsible for building upkeep.  Also, concern for quality and promptness of work was a factor in this decision.  A unanimous vote to defer painting until we can afford it was passed.  It was also decided that we paint one building at a time, as our resources can handle, thus eliminating the potential hardship on many of a large special assessment.  These are trying times.

 

5. It is with deep regret that we had to accept Mike Smith's resignation as Vice President and Treasurer.  He has served us well and he has gone far beyond any normal expectations in all the projects he has done for the Association (and for individuals within our complex).  We will surely miss his expertise, generosity, willingness to work and his pleasant demeanor.

 

6. Financial reports were submitted.  We have one owner delinquent with dues.  We suffered a negative income for December.  Our dues increase should eliminate this problem beginning in January.  Don't forget ... monthly dues will be $150. beginning January 1, 2002.  Avoid late charges by sending in the correct amount beginning next month.

 

 

ANNUAL MEETING NOTICE

 

Our Annual Meeting and Election of a New Board is scheduled for

2 p.m. on Sunday, January 20, 2001 at the pool.

PLEASE PLAN TO ATTEND.

 

It is vitally important to the Association to have full participation

of homeowners.  This ensures a balance of opinions and

comes closest to true democracy in operations of the Association.
