Minutes for Board Meeting on March 22, 2001

 

Attendees:             Marie Martel, Michael Ricci, Nancy Monaco, Patty Banser, Rosa Lee Simmons, David Cronin, Mike Smith, Jan Ehn, Rosie O'Meara, Judy Fedourich, Brian Hanna and Agnes Woodworth.

 

1. There was a solution proposed for the water problem at Nancy Monaco's  and an agreement signed to reroute water lines and to relocate a control box to the common elements.  Work is to be started Monday 3/26/01 and should be completed by Thursday 3/29/01.

 

2. The water monitoring committee has been recording usage for landscaping and will have a report for the next meeting.

 

3. Financial reports were presented.  We have had minimal plumbing problems so our reserves are looking better.

 

4. Our insurance has been changed to Farmers Insurance Group.  We put the contract out for bid and were able to get more coverage for less money than our renewal would have been.  Proof of condo insurance certificates will be sent out to every unit owner.  We will try to obtain business cards for every homeowner to put on file.

 

5. Our next door neighbors have replaced a section of our fence that they damaged.

 

6. Questions about fire lane markings were raised and Rosie contacted the Phoenix Fire Department.

Their Compliance Officer brought his crew here and they advised us what we had to do to bring us into fire code compliance.  You will see 19 new Fire Lane signs, stenciling on certain curbs and wider striping.  This will cost the Association about $2500. but will make our complex safer.  We will be able to call either the Police OR the Fire Dept. to ticket cars who park illegally in the fire lanes.  The local Firehouse has a map of our complex so they will know where each one of us lives.

 

7. The proposed changes to the CC&Rs and By-Laws were distributed to Board members.  There will be a meeting on April 22 for Board members only to review the proposed changes and to draft final copy which will be submitted to our attorney.  After he reviews and makes necessary legal changes, the documents will then be given to each homeowner for final scrutiny and approval, After that step is completed, they will be recorded with the County.

trim them if they have become a bit too large

for their allotted spaces.

 

                The next scheduled Board meeting is Wednesday, April 18 at 7:00 p.m. in the pool area.
