Minutes for
Board Meeting on June 19, 2002
We had a very well attended Block Watch meeting conducted
by the Phoenix Police Dept. A robbery detective and two patrol
officers presented talks and materials.
About 25 residents attended.
1. Kari Root is still soliciting bids from licensed
plumbers to detach the crossover to our landscape water meter.
2. Landscaping along the west wall is under way by Jan Ehn
and Michael Ricci.
3. Kari presented Financial Reports and will establish a
budget for approval, based on past expenses.
It was also
suggested that she
earmark appropriate funds for capital improvements
and special projects along with operating
expenses. It was
also approved to require cost approvals before making purchases or arranging
services
(anything exceeding
$25.)
4. Our new Architectural Committee made its first tour of
the property on June 1st to assess the
condition of our property, streets and buildings. We have made two lists of items needing
attention…one for the repairs that the Association is responsible for
and the other list is for items that is the Homeowner’s responsibility. The Association will classify their
repairs by type and obtain the proper contractor to complete.
The Homeowner's repairs or
infractions that were noted are:
a. Additions
to homes that were not approved by the Board.
b. Entry doors
and trim that are in need of repair and/or paint
c. Garage
doors and trim that are in need of repair, cleaning and/or paint
d. Patio
landscaping that is not maintained.
e. Cat's
claw on building walls
f. Torn
screens and broken windows
g. Sagging
or broken rain gutters and drain pipes
h. Garbage
cans visible from common area
i. Pails and
boxes piled higher than the patio fence
j. Trees
planted within a few feet of homes or walls
k. Cables
and wires on the outside of homes visible
from common area or by a neighbor
l.
Automobile oil leaks in driveways and
carports
Please .....if any of the above items apply to you as a homeowner
take care of them immediately. The Board is committed to monthly walk-thru's to
see that are CC&R's are being followed and that our complex remains a
beautiful place to live. After
this GENERAL notice we will make another walk-thru and then have to give
individual notices and fine letters for non-compliance. If you have any questions call Walt at 266-5581.
5. It was also decided to suspend painting discussions at this time for two reasons: we can't afford it and we need to concentrate on necessary "fixes" before taking on the painting project. In the meantime, it has been approved to change our trim and door color from Sealpoint to Crete Semi Gloss. You don't have to change colors unless you change out a door or just want to paint one. If you do, contact Walt Fedourich (266-5581) and he will supply you with the necessary paint.
6. The Board regretfully accepted the resignation of Rosie
O'Meara as our President due to family commitments. She has served us well for over 5 years and we all are grateful. THANK
YOU ROSIE!
7. The Board has elected Walt Fedourich as our new
President. Since he has served before,
we know that he will do an admirable job.
The next scheduled Board
meeting is Wednesday, July 17 at 7:00 p.m. in the pool area.
