747 East Bethany Home Road Association

Minutes for Board Meeting on November 20,2002

Attendees: Kari Root, Michael Ricci, Marie Martel, Walt Fedourich, Patty Banser, Brian Hanna, David Cronin, Jason Retter, Nancy Monaco, Jan Ehn and Agnes Woodworth.

1. Kari Root presented financial statements. Four owners are delinquent with dues.

2. Reviewed the results of the Architectural Committee's suggestions to certain homeowners. Most owners have complied or have agreed to comply with the committee's suggestions. For this we are all thankful. We hope that everyone realizes that it is in the best interest of each owner to protect his/her equity by keeping the complex well groomed and in good repair. We all like to live in a nice place.

3. Brian Hanna has obtained one additional quote to replace the fence/gate. He will have more bids by the next meeting.

4. The Board approved the placing of luminarias for Christmas eve and Christmas day. Jan Ehn will purchase supplies. Walt Fedourich, Nancy Monaco, Patty Banser, Jan Ehn and Kari Root offered to help place and/or light the luminarias.

5. One owner asked if the facia board at the bottom of his roof was the responsibility of the owner or the Association. It was decided that the facia board (and the drip edge, which was missing in this case) are part of the roof construction and therefore are the responsibility of the owner.

6. Several residents are planning a cocktails/hors d'ouvres progressive to their homes on January 10th. Final details will be forthcoming.

The next scheduled Board meeting is Wednesday, December 18th, 7 p.m. at the pool.
