Minutes for Annual Meeting on
January 19, 2003

1. Walt
Fedourich distributed a Top Twelve List of 2002 to all attendees. Appreciation
was extended to Walt for the great job he has done throughout 2002. And
everyone also expressed appreciation to those who have begun renovating and
landscaping, beginning with the west wall. Those are Patty Banser, Jan Ehn,
Walt and Judy Fedourich, Michael Ricci, Rosie O’Meara and Brian Hanna. If you

2. Kari
Root reported on our financials. We are much healthier than we were a year ago.
There are seven owners delinquent with dues. Remember, dues are due on
the FIRST of each month and delinquent after the TENTH, with late charges of
$15. owing after that. So, get your dues in on time to avoid the late charges.
Use the locked Association box on the east wall of the garage behind 5815 and
save postage.
3. Two lights in the pool area have been repaired.
4. The
replacement of the back fence has been put on hold until we can get a more
reasonable bid from a licensed, bonded contractor. Brian Hanna will pursue.
5. Our walk-throughs have produced good results and most
homeowners have complied with the suggestions of the committee. Their
compliance is appreciated and commendable.
6. A discussion regarding termite infestations was
initiated by Cleo Crimmins. A letter will be sent to 5834 to exterminate their
infestation. Paul Phillips asked for treatment of dry wood termites on his
unit. The Board suggested that he contact the exterminator who treated his unit
in the past. Owners are responsible for the maintenance of their units,
including extermination. The Board asked Kari Root to get information/quotes
for termite inspection to see if there would be a price advantage.
7. It was reported
that packages have been stolen from several doorsteps lately. If you see
anyone strange lurking around, please call Crime Stop at
602-262-6151.
8. A new Board of Directors was elected. Their names and
phone numbers are listed below. Please keep for future reference.

Please remember
to pay your monthly dues ($150.) on the first of each month to avoid being
charged a late fee ($15.) after the 10th.
The next scheduled Board meeting is Wednesday, February 19
at 7:00 p.m. in the pool area.
The 747EBHRA Top TWELVE of 2002
1. Cash in our reserves has more than doubled this year.
2. Completion of the water meter separation………...HOOOOOOORAY!!!!!!
Do you realize original discussion of this project began in 1992.
3. Association minutes on our website, www.747EBHRA.com , now extends back to 1989. Along with pages or links to just about everything you need for your home.
4. West wall landscaping and painting. What can we say…. it is really a breath of fresh air that everyone enjoys. Thanks very very much to all who contributed to the project but especially to Jan because if it wasn’t for her, the landscaping would have never been started nor completed.
5. We have had great participation in our 747EBHRA BLOCK WATCH PROGRAM……please keep up your awareness to keep this a safe place to live.
6. Recertification of FHA/HUD status. In past years it had taken months and months to complete the recertification. This year it was completed in about 15 minutes thanks to Kari (when she talks….people take notice) Root.
7. Pool area lights are fixed……and it wasn’t the fuse!
8. As a result of the Association walk-thru, most homeowners cleaned up their yards and repainted garage doors, drain pipes and entry doors. The pride they have shown in their homes and their association is very much appreciated and commendable.
9. Luminarias were placed out during Christmas. Thanks to the many that made it possible.
10. The US Post Office had to increase postage rates due to volume decreases in mail sent. This volume decrease, no doubt is because the Association had a locked mailbox installed on the east wall of the garage behind 5815 for depositing your dues checks, notices, owner updates or suggestions for the Board.

We as a Board, have been trying to encourage
association members to take part in their association and to get along with
their neighbors, rather than fining them into submission …… hopefully this is
making our complex a better environment to live in where we are no longer chronic complainers on the sidelines but
positive people in the forefront jointly trying to make this a better place to
live. ……Remember, almost everything in this association can be changed by the
majority vote of The Association membership. If you do not like something the
way it is, it can be changed. This is your Association and your home……….Get involved
