Minutes for Board Meeting on
July 16,2003
Attendees:
Walt Fedourich, Marie Martel, Rosa Lee Simmons, Michael Ricci, Nancy Monaco,
Patty Banser and Paul Phillips,
1. Kari Root reported that there are five owners delinquent
with dues. Late charges are assessed for all those not paid by the tenth of
each month.
2. A new plant was installed in front of 5805.
Tree trimming is being completed throughout the complex.
The very large Eucalyptus tree near 5802 has become a wind accident waiting to
happen. The Board approved a $600. estimate to have the tree shortened to half
its height.
The pine tree concern near 5814 has been tabled because the
two owners affected were not present at the Board meeting to plead their cases.
3. Our
attorney was contacted regarding Paul Phillips' request for termite
extermination. The attorney's findings, in short, were that if the problem
affects one unit, it is that owner's responsibility to correct the problem.
Paul has agreed to comply with the legal findings.
4. Paul
questioned the responsibility of the Association regarding maintaining inside
patios. According to our C C
& Rs - 3.1 (b) (3) & (4):
(3) "It shall be the responsibility of the unit owner
to maintain the area within the patio including all yard work and gardening
required within the area."
(4) "It shall be the responsibility of the unit owner
to promptly report any defect or need for repairs the responsibility for the
remedying of which is that of the Association."
5. The
Board will be assessing the quality of our blacktop pavement to determine what
repairs are necessary.
NOTICE
The Association has purchased new side chairs for the pool
area.
Anyone wanting
any of the old blue side chairs may take them home.
(Please DO NOT take the lounge chairs!)
