Minutes for Board Meeting on June 18, 2003

Attendees: Walt Fedourich, Marie Martel, Kari Root, Jason & Kristen Retter, Rosa Lee Simmons, Michael Ricci, Jan Ehn, David Cronin, Agnes Woodworth, Nancy Monaco, Sherry & Seymour Adler, Patty Banser, Julie Greenberg, Henry Dunn, Paul Phillips, Linda Knight and William Calvo.

1. Kari Root reported on our financials. There are four owners delinquent with dues. We remind every owner that dues are due on the first of each month and delinquent after the tenth. Late charges are assessed for all those not paid by the tenth of each month.

2. Henry Dunn requested new plantings in front of 5805. Original plants were destroyed due to a gas leak. Michael Ricci to follow up.

3. Paul Phillips has claimed that he has dry wood termites again and has asked that the Association pay for extermination. There was a long discussion about the responsibility for termite extermination. It was the general opinion that termite treatments are the responsibility of each homeowner as a matter of home maintenance. Several homeowners have paid for termite extermination in their units. Paul refused to accept this because his termites are of a different variety.

Walt Fedourich stated that anyone making such a claim should make a detailed presentation to the Board, which was not done. And there has been no professional opinion as to the type of termites claimed to be present. This must be verified and presented to the Board by Paul Phillips.

In order to lay this problem to rest, the Board agreed to have a professional analyze our C C & R's to determine culpability. Cost not to exceed $500. This motion was unanimously approved by the Board and all owners present.

Please be aware that the speed limit inside the complex is 5 mph. Too many have been speeding through the streets and it puts others in danger.
