 Minutes for Board Meeting on December 15,2004

Attendees: Walt Fedourich, Marie Martel, Patty Banser, Jan Ehn, David Cronin, Nancy Monaco and KariRoot

1. Kari Root reported that there are still six owners delinquent with dues. Please pay your homeowner dues on time to avoid late fees.

2. The Board hired a handyman to make stucco and chimney repairs, repair the back gate, replace a disintegrated step at 5824 and replace a broken post lamp near 5802. Thanks to Patty Banser and Nancy Monaco who painted the stucco patches.

Thanks also to Jan Ehn and Michael Ricci who planted several new trees and to Walt Fedourich who will help with the planting of a few more. These improvements will all help to make our environment much nicer.

We would also like to thank those homeowners who used the available gravel to spruce up their properties. It all helps!

3. Volunteers needed to prepare the Christmas luminarias. The group will meet at Nancy Monaco's garage (5839) on Friday, December 24th at 8 a.m. to put sand and candles into the bags and to distribute them throughout the complex. Then we will need help lighting the candles that evening at dusk and again on Christmas evening. This has become a tradition that our residents and visitors really appreciate.

4. ATTENTION NEW OWNERS: Remember that you are not allowed to make changes to the exterior of your unit or the landscaping outside of your patio without Board approval.

If you have a fireplace, keep vegetation trimmed away from your chimney and be sure that you have a chimney sweep inspect and clean your chimney.

Please be sure to submit to the Board your names, home/cell phone numbers, work number, e-mail address, emergency contact with phone number, and if applicable, the names and phone numbers of your tenants. This information is solely for use by the Board of Directors.

5. THE ANNUAL MEETING WILL BE ON SUNDAY JANUARY 30, 2005 AT 2 P.M. IN THE POOL AREA. Please make every attempt to attend this very important meeting. We will be electing the Board of Directors for 2005 and hearing a recap of the events of the past year. It is your privelege and duty to exercise your vote, so please plan to attend.
