Minutes for Board Meeting on November 17, 2004

Attendees: Walt Fedourich, Marie Martel, Michael Ricci, Patty Banser, Jan Ehn, David Cronin and Kari Root

1. Kari Root reported that there are STILL EIGHT owners delinquent with dues. Please pay your homeowner dues on time. Those of you who are over three months in arrears are subject to having a lien placed on your property in addition to the late fees you pile up.

2. The Board requested that $2500. be moved to our savings account.

3. The Halloween Party was a blast! Those of you who didn't attend missed a great party.

4. The walk-thru on October 30 revealed several problems. Stucco repairs are needed at many locations. The Board has hired a handyman to make noted repairs. Many residents have cats claw vine growing on the buildings. If you are one of them, PLEASE REMOVE IT. It is illegal in this complex. Some units have stored unsightly items in their carports, on their balconies and near their front doors. If that is you, please tidy up your area. And please keep your garage doors closed. There will be many guests here over the holidays and we'd like our place to look good. So, let's get some community spirit going here and all help to keep our complex looking good!

If your garage door gasket is worn out and needs replacing. Home Depot has trim strips with gasket attached at reasonable prices. If you need help with installation, call Walt Fedourich at 266-5581 for a recommendation.

Patty Banser and Jan Ehn have volunteered to paint the patched stucco areas and the west en­trance wall.

There is still some excess gravel available across from the pool. If you need some to fill in empty spots near your unit, feel free to avail yourself.

5. The queen palms within the complex will be trimmed and treated with bordeaux in December. If you have one inside your patio and would like to have it attended to (at your expense), call Walt Fedourich at 266-5581.

6. The Board approved the purchase of materials to continue our tradition of placing luminarias throughout the complex on Christmas eve and Christmas night,
