Minutes for Board Meeting on April 20,2005

Attendees: Walt Fedourich, Marie Martel, Jan Ehn, David Cronin, Michael Ricci, Nancy Monaco, Kari Root, Patty Banser, Lynn Rhodes and Mark Osterbauer

1. Kari Root presented the Treasurer's report. She reported that there are still three owners delinquent with dues. The Board voted to clean the slate for disputed late fees beginning May first, when the new Late Fees Schedule takes effect. Past dues are still payable. Remember, when dues are not paid before the 10th of the month, a $15. late fee will be assessed; when the dues are overdue into the second month, the late fee will be increased to $30 for that month; and if the dues are not paid by the 10th of the third month, late fees will be assessed at $45; ad infinitum. This process will repeat for each additional late dues payment. To avoid this penalty, simply make it your priority to pay your homeowner dues on time each and every month.

The Board voted to move $1500. to our savings account for future painting of our units.

2. Our insurance premiums are being checked out by Farmers Insurance because of a variation in monthly premiums. They have not responded yet to our inquiry.

3. Landscaping alterations for the small plot between 5815 and 5818 are being handled by Jan Ehn, Walt Fedourich and Michael Ricci.

4. Michael Ricci is working with the party who slammed into the light post and wall near the pool to get it repaired. The Board decided to eliminate the post light and fence and erect a pole light, extend the curb and re-landscape the area.

5. Someone has put outgoing mail into our Association dues collection box. This is not a pick-up box. Please do not use this box except for Association business.

6. Many paint chips were presented for selection of a new trim color. Those present at the meet­ing voted on their choices and it was decided to select the five most popular colors, purchase a quart of each, and paint selected locations with each color...then we will publish those locations so everyone can get a realistic evaluation of the look...then the Board will request votes from all owners for their trim color choice.

The Board tries to maintain a confidential list of all owners/residents for use in case of emergency.

We have had several units change hands lately and the new owners have not submitted names, phone numbers, e-mail addresses, tenants names (if applicable) and person to contact in case of emergency. If this applies to you, PLEASE submit this information to a Board member.

The next scheduled Board meeting is Wednesday, May 18th at 7:00 p.m. in the pool area.
