Minutes for Board Meeting on December 18,2005

 (which was held to replace cancelled meeting on December 14, 2005

due to sickness and lack of a quorum)

 

Attendees: Walt Fedourich, Marie Martel, Patty Banser, David Cronin, Ron and Elizabeth Carpio, Nancy Monaco and Michael Ricci

1. Kari Root presented the Treasurer's report. She reported that there are SIX owners delinquent with dues. She has arranged for automatic online payment of bills for cell phone and garbage collection. She is pursuing like payments for electricity, water and insurance. This will be more efficient and will save postage and handling costs as well.

2. Those present at this meeting prepared the luminarias for placing on Christmas Eve and Christmas night. Patty Banser, Nancy Monaco, Ron and Elisabeth Carpio will place the bags out at 9 a.m. on the curbing on Saturday. Volunteers are welcome to help light them at dusk on both days.

3. David Cronin suggested that we appoint a committee to review the 2006 budget and the capital improvements we are needing. Kari will print out our budget figures for use by this committee. They will crunch the numbers and hopefully come up with suggestions on how to achieve our objectives. Those suggested for the committee are: Kari Root, Walt Fedourich, David Cronin, John Bonar and Linda Knight.

4. The Board approved 5837’s request to install 2 awnings at the rear of their home. Remember that all changes to the exterior of your house must be first approved by the Board according to our CC&R’s.

The items they will consider include:

* Finishing the painting and repairs of all buildings

* Replacement of water lines

* Rising cost of insurance

* Building a block wall on south end with new rolling gate and re-landscaping with gravel, desert plants and trees

* Removal of large dirt mound next to garage at 5839

* Ways to control visible cable wiring on the outside of our buildings

* The means to accomplish these items which may require a special assessment and/or a

dues increase.

Their recommendations will be discussed at the Annual Meeting which will be held on Sunday, January 29th at 2:00 p.m. in the pool area. This will be a very important meeting for all owners, so please plan to attend.

Please reserve time to attend. A new Board of Directors will be elected.

Important money matters will be discussed.

Please fill out the Homeowner Contact Information Sheet so that the Board has current data on all units.                                                                                

 The next scheduled Board meeting is Wednesday, January 18th at 7:00 p.m. in the pool area.
