Minutes for Annual Meeting on January 30,2005

Attendees: Walt and Judy Fedourich, Marie Martel, Patty Banser, Jan Ehn, David Cronin, Nancy Monaco, Michael Ricci, Agnes Woodworth and Kari Root

1. Kari Root presented the Treasurer's report. She said that the budget for 2005 will be essen­tially the same as 2004, so there is no need to increase dues at this time. We have $44,147 in the savings account which we are allocating to future painting of the buildings. She also reported that there are three owners delinquent with dues..

2. Walt Fedourich presented a paper titled "What happened during 2004". Here is the text:

1400 feet of fire lane curbs were painted by volunteers. Hundreds of feet of stucco were painted by volunteers. 60 feet of leaking underground pipes were replaced by contractors. 300 feet of new sprinkler pipe was installed by volunteers. The rear gate fell down and was repaired by a contractor. It was repainted by a volunteer. Hundreds of hours were spent planting new trees and plants—all by volunteers. 65 tons of decorative gravel was spread by volunteers. The front en­trance was beautified with plants, trees, lighting and paint—by volunteers. Many times, neighbors were given a helping hand by neighbors who volunteered. These acts are just a few of all that were actually performed in our complex by volunteers. We are on the way to maintaining the common areas without dues increases or special assessments. This would not be possible if not for volunteers saving the Association money. Let's keep this trend going-get to know your neighbor; get involved and share your skills, knowledge and kindness with us all. The reward you get from volunteering is PRICELESS to you and your neighbors. Some of you haven't noticed that the speed limit here is 5 mph. There are sharp blind comers and if someone were walking the same time a speeding car came around a comer, there would be no time to stop. Please obey the 5 mph speed limit. We don't want to see any of our volunteers run over-we need them!

3. Patty Banser presented a preliminary color chip board for eventual selection of paint colors for the complex. We will vote on the selections when she has completed her work.

4. Some vandalism of cars has occurred in the past month. Be sure to lock your cars and do not keep valuables inside the cars.

5. Elections were held for Board Members for 2005. Here is our new Board:

6. Garage sales are prohibited in the complex because we cannot handle extra traffic. But we did hold one a couple years ago at the rear gate along Palo Verde Street and it was quite successful. A few residents have requested that we hold another similar sale. So start gathering all your white elephants—The tentative date is Saturday, April 9th. We'll keep you posted.

The next scheduled Board meeting is Wednesday, February 16th at 7:00 p.m. in the pool area.
