Minutes for Board Meeting on March 16, 2005

Attendees: Walt Fedourich, Marie Martel, Jan Ehn, David Cronin, Michael Ricci, Nancy Monaco and Kari Root

1. Kari Root presented the Treasurer's report. She reported that there are still four owners delin­quent with dues. Since it is EVERY homeowner's responsibility to pay their dues ON TIME, and it is unfair for those late-payers to be subsidized by the rest of us, the Board held a long discus­sion on how to alleviate this chronic problem.

NOTICE of Increase in Dues Late Fees: It was decided that (beginning April 1st, 2005, pending a legal opinion approval) to increase late fees in a step-up manner. When dues are not paid before the 10th of the month, a $15. late fee will be assessed; when the dues are overdue into the second month, the late fee will be increased to $30 for that month; and if the dues are not paid by the 10th of the third month, late fees will be assessed at $45; ad infinitum. This process will repeat for each additional late dues payment So, you can see that this could be a potentially large amount after time. To avoid this financial disaster, simply make it your priority to pay your homeowner dues on time each and every month.

2. The Board voted to move $2500. to our savings account for future painting of our units.

3. Our insurance premiums are being checked out by Farmers Insurance because of a variation in monthly premiums. Results should be available by next meeting.

4. We all mourn the recent death of one of our long time residents, Audrey Smith (5838).

5. Landscaping alterations were discussed for the small plot between 5815 and 5818 due to the necessity of forming a water outlet from behind center units.

6. A Household Hazardous Waste Collection will be held at the North Phoenix Baptist Church at Central & Bethany Home Road on April 14,15 & 16. Hours are 8 a.m. to 2 p.m.

To ensure safe disposal of hazardous items, please bring batteries, oil, paint, antifreeze, propane tanks, pesticides, small appliances, electronics, TVs, stereos, stoves, refrigerators, freezers, washers, dryers, water heaters and tires.

Don't Forget the Upcoming Yard Sale

Saturday, April 9th starting at 7:00 a.m. At the rear gate along Palo Verde Street

Individual garage sales are not permitted in the complex so the Board has arranged to hold a community sale.

You are welcome to bring any items for sale. You should bring your own tables or blankets for display purposes and be present to make your sales yourself.

The next scheduled Board meeting is Wednesday, April 20th at 7:00 p.m. in the pool area
