Minutes for Board Meeting on
November 16, 2005
Attendees: Walt Fedourich, Marie Martel, Jan Ehn, Kari
Root, Patty Banser, David Cronin, Linda Knight, Ron and Elizabeth Carpio, Nancy
Monaco, Michael Ricci and Paul Phillips
1. Kari Root presented the Treasurer's report. She reported
that there are two owners delinquent with dues and one unit that is 3 months
overdue, which is in escrow and is expected to settle up mid December.
2. The
Painting of the first 10 units is completed. Painting on the middle units is
expected to begin after the first of the year. So, if you plan to replace
doors, or perform other repairs, plan to do it before then. Walt Fedourich will
be contacting residents in the center units in the coming weeks to inspect and
evaluate any structural problems, including carport ceilings and roofs. A Board
committee will also make a visual walk through to report any potential
problems.
The three overgrown, hazardous trees at the south end of
the complex have been removed.
3. Kari Root is still working on obtaining insurance quotes
for next year and will be sure that the bidders have current valuations in
their contracts. Bidders will be American Family, Farmers and Allstate.
Our current Farmers Insurance agent is Steve Morrell at
(602) 843-6193 or (602) 870-0440.
Remember,
as homeowners, the entire inside of your unit and its contents is your
responsibility to insure. You also should check your valuation coverage.
4. After the first of the year, the south fence will be
replaced with a block wall and the grass replaced with desert landscaping,
including plants, 4-6 new trees and drip system watering. This will save
considerable money in the long run.
5.Walt Fedourich is trying to get bids on replacing water
lines, which have been a constant cause of leaks during the past year.
6. A dues
increase/special assessment were discussed as a possibility in the future to
cover costs of painting, water line replacement and rising insurance rates. It
was decided to raise these questions at the Annual Meeting in January when we
will have more owners in attendance.
It was also decided to raise the question at the Annual
Meeting regarding cable wiring. It is becoming more and more apparent that we
need a way to eliminate visible wires on the outside of the buildings. Paul
Phillips (279-5287) is our coordinator with Cox cable.
7. It was decided to continue our tradition of placing
luminarias throughout the complex on Christmas eve and Christmas day. Details
coming at next month's Board meeting.
8. It was
requested that we repeat the safety notice from last month since your life may
depend upon it—If you have a walled front patio and you lock your gate, it is
urgently suggested that you install a working doorbell on the outside so that
you can be quickly alerted in case of fire or other emergency.
The next scheduled Board meeting is Wednesday, December
14th at 7:00 p.m. in the pool area.
