Minutes for Board Meeting on April 19, 2006

 

Attendees were: David Cronin, Jan Ehn, Nancy Monaco, Walt Fedourich, Marie Martel, Eugene Morin, Paul Phillips, Ron Carpio and Agnes Woodworth

 

1. Eugene Morin presented the Treasurer's report. There are five owners late with dues and one late with assessment payment. If you need to e‑mail Eugene with any questions or concerns, please use 747treasurer@cox.net

 

2. Painting of the complex is well underway. Remember, you should self‑inspect the painting of your unit and communicate directly with the painter if you find something wrong or if you have a specific prob­lem. A suggestion was made to inquire the cost of painting the outside of the west wall to add to the appearance of our complex. Walt will follow up.

 

3. The South gate and fence were again discussed. Preliminary estimates indicate that the cost of replac­ing the wrought iron fence and replacing the fence with a block wall are pretty comparable. The pros and cons of each were discussed and it was noted that: Wrought iron is harder to climb, is less adaptable to graffiti but offers less privacy .. Block wall lasts longer, is easier to maintain but is easier to climb and accepts graffiti easier. So, it was decided to give all owners a vote to see which way we proceed before we get final quotes. A ballot will be mailed to you very soon and we request that you mark your choice and return within 30 days.

 

Michael Ricci and Jan Elm will plan desert landscaping for the area and submit cost estimates.

 

Marie Martel researched emergency access for the back gate with the Phoenix Fire/Police Depts. and presented the material to the Board.

 

4. Sprinklers in patios on the south drive were tabled until more information is provided.

 

5. Kari Root did not supply HUD information to the Board.

 

6. Walt Fedourich presented a paper titled "Clarification of Association Responsibility of Repairs

 

7. Walt made a motion, which was approved, that we eliminate the need for 2 written complaints for infractions of the appearance rules and go immediately to a warning with a time frame to correct the offense, then to a fine. These rules include: Clotheslines of any type or towels, rugs hung over balconies or walls Garbage cans, wood piles, rubbish or unsightly objects kept in carports or visible from common areas Failure to remove trash cans from common areas in a timely fashion following collection Painting or excessive decorating or changing the appearance of the exterior Leaving hoses, tools etc. in areas visible form common areas Leaving garage doors open when not in use Allowing plantings inside the patios to become overgrown or unsightly from the common areas Not repairing broken windows/screens or placing foil, cardboard etc. over windows Failure to clean up your pet's excrement, both inside and outside your patio Parking large trucks, trailers, motor homes or boats in the complex Making car repairs which are not completed within 48 hours If the offense is not rectified within the time allotted, a fine of $25 will be charged. If infraction is not remedied within a second specified time, the fine will be $50, and for the third time, $75.

 

8. There has been great concern voiced that some residents are not showing pride in keeping our complex looking as attractive as it should. We appeal to one and all ... PLEASE do your part to help keep our complex beautiful ... Start at your own front door.

 

The next scheduled Board meeting is Wednesday, May l7th at 7:00 p.m. in the pool area.
