Minutes for Board Meeting on August 16, 2006

 

Attendees were: David Cronin, Paul Phillips, Nancy Monaco, Walt Fedourich, Marie Martel, Ron Carpio, Patty Banser, Agnes Woodworth and Eugene Morin

 

1. The Treasurer's report was presented. There are three owners late with dues and assessments.

2. Construction of the walls at the south entrance will begin next week.

3.Waste Management, our trash collector, has notified us that we will face an increase in fees unless we sign a year contract. A motion was unanimously passed to sign the contract.

4. The compliance walk-through revealed that some owners have fixed their problems and others are in the process of doing so. Marie Martel will send letters to those who have not attempted to comply.  Those on the compliance list who make no effort to remedy the listed problems before the next walk- through will be fined or the work will be done by the Association and billed back to you.

If you have a door that does not comply with our color scheme, it is recommended that you install a security door (either black or white). Be sure to submit a request to the Board before installation.

Trees inside patios were discussed. Remember, YOU are responsible for any necessary repairs if roots invade walls, foundations or water lines. Also, it will be your responsibility to keep tree limbs off of your and your neighbor's roofs.

5. Agnes Woodworth (5835) requested that the electrical box and eye be moved from inside her front patio wall to the outside. Cost estimate is $150. and was approved by the Board.

6. It was decided to have the olive tree in front of 5839 trimmed back to a smaller size so that it can be properly sprayed for fruit prevention. It will be trimmed at the end of October.

7. There were three water main breaks during last month.

8.The Budget Committee will be starting their meetings to plan for next year. They hope to have a budget prepared by the October Board meeting.

The speed limit in the complex is 5 mph.

 

The next scheduled Board Meeting is Wednesday, September 20th at 7:00 PM in the pool area.
