Minutes for Board Meeting on December 13, 2006

 

Attendees were: Walt Fedourich, Eugene Morin, David Cronin, Nancy Monaco, Marie Martel, Patty Banser, Agnes Woodworth, John Bonar, Ron Carpio and Michael Ricci

 

1. The Treasurer's report was presented. There are seven owners late with dues assessment payments and or late charges. Habitual late paying is a problem to be addressed and some homeowners are ignoring late fees or fines when making dues payments.

 

The Board has resolved that all future payments from association members shall be first applied to any outstanding late fees or fines then to the dues first arrears.

 

Remember, if you are three months or more behind in your payments, the Association can place a lien on your property.

 

2. The Board reviewed a bid to replace the main waterline for landscaping including backflow, pressure regulator, valves, new wiring to timers, landscaping at the south wall and in front of 5814 for $10,000. Also a bid for slurry sealing the streets which includes patching and filling cracks and two coats of slurry seal. This bid is for $11,000. The Board approved both bids.

We are slurry sealing the roadway to try to extend its life, as complete replacement is very expensive. If you have a leaking vehicle PLEASE have the leaks fixed now before the slurry sealing is applied to the roadway.

 

3. Luminarias for Christmas Eve and Christmas Day will be assembled on Saturday, December 23rd at 9:00 a.m. at Nancy Monaco's garage (5839). Volunteers are always needed to put the sand in the bags, to distribute them on the 24th, and to light them at dusk on the 24th and 25th.

 

4. Although we have had several no-burn days recently, those who have fireplaces should consider having their fireplaces inspected and cleaned. A dirty or cracked flue is one of the major causes of winter house fires. One recommended certified chimney sweep is Arizona Chimney Sweep Co. at 602-439-3218.

 

5. Ron Carpio at 5834 has requested permission to install a matching lamppost in front of his unit.

 

6. Pool kool deck cracks were repaired and two breaks in the landscaping water main were repaired during November.
