1. Eugene
Morin presented the Treasurer's report. There are EIGHT owners late with dues.

Remember,
your monthly dues are $175. beginning on March 1,2006. AND the Special
Assessment of $1200. per unit begins also on March 1, 2006 with a minimum of
$100. per month for 12 months.
You will be subject to late fees if either of these fees
are not received before the 10th of each month. If you are paying dues and
assessment payments on one check, please indicate on the memo line how the
amounts are to be credited to your account.
2. There was a discrepancy in our
water bill which Walt Fedourich is working with the City of Phoenix to correct.
Apparently the meter reader posted usage to the wrong accounts. The City is
preparing to issue us a credit of about $1150. which should be coming very
soon.
3. Walt
Fedourich has been inspecting properties throughout the complex to assess any
repairs or trimming that needs to be done prior to painting. All repairs,
trimming, etc. (of which you will be notified), MUST be completed by July
31. If you need a referral for workers, call a Board Member. Any necessary
repairs or trimming not completed by that date will be contracted for by the
Board and the
costs will be billed back to you.
Please make every attempt to have your work done before the deadline.
Painting will hopefully begin,
early fall. Walt Fedourich has a new painter who would like to bid and we will
check his references and allow him to bid if he checks out.
4. The South gate and fence were
discussed. Bids will be obtained with several options. Jennifer Spiller offered
to get a proposal.
5.
Sprinklers in yards on the south drive were discussed. A new valve and a line
repair is needed. A committee was named to investigate needs and costs. They
are Paul Phillips, Lynn Rhodes and Kari Root.
6. The City will not replace the
entrance curbing on Bethany Home Rd. to our specifications. Michael Ricci will
help Paul Phillips get a proper proposal for this project.
7. There was a long and arduous
discussion about who is responsible for paying for repairs. It seems that
mistakes have been made in the past in this regard. Walt presented a paper that
specified the CC&Rs require the
Association to be responsible for repairs and maintenance of the exterior
walls. Roofs, fascia, doors, gates, carport roofs & ceilings, porch roofs
& ceilings, garage doors, balconies shall be the responsibility of the
owner.
A motion was passed that stated
from this day forward, we will abide by the guidelines in our CC&Rs in
allotting money for repairs. Any expenditure over $100. must be approved in
advance by the Board, except in emergency cases.
Don't forget...Your dues check for March 1 should be for $175.
PLUS your minimum installment of $100. towards the Special Assessment.
The next scheduled Board meeting is Wednesday, March 15th at 7:00
p.m. in the pool area.
