Minutes for Board Meeting on January 18, 2006

1.
Kari Root presented the Treasurer's report. She reported that there are four
owners delinquent with dues.
2. Those present at this meeting held a brainstorming session to review our capital improvement needs for the next 3-5 years. It was suggested that we make a chronological list of our known objectives and assign a probable cost for each. They are:

Finish
painting the buildings and fences
(Walt Fedourich to verify figures quoted)
•
Replacing the aging water lines (Michael Ricci to obtain figures)
•
Change the south lawn to desert landscaping and repair or replace fence and
gate. (Michael Ricci to obtain figures)
•
Remove and pave roads (Michael Ricci and John Bonar to obtain figures)
•
Establish a reasonable reserve fund for future needs
Paul Phillips volunteered to request the City to enlarge our front entrance curbing to conform with our driveway since it now is a traffic hazard.
There
has often been misunderstandings about who is responsible for
repairs/maintenance. Kari Root and Paul Phillips will begin working on a
description of what is the responsibility of the owner and what is the
responsibility of the association.
3.
The landscaping water has been turned off behind 5801 -5813 because of a
routing glitch leading to the south lawns. Michael Ricci will investigate the
possibility of placing a new valve on the line to separate it from the lawn
sprinklers.
4. It was approved to spend $250. to remove a large mound
of excess dirt form along the garage at 5839. Also, last month, the Board
approved awnings for 5837, which was inadvertently omitted from the minutes.

Minutes for Annual Meeting on January 29, 2006
There were 26 people present for the Annual Meeting. It was a very good turnout, which is good for the Association.
1. Kari Root presented the Treasurer's
report, new budget and Walt provided a
report showing What Happens to Your Monthly Dues.
2. John Bonar presented a very thorough
3-5 year plan which covered the five most urgent items on our improvement
projects
• Finish painting the buildings and
fences
• Replacing the aging water lines
• Change the south lawn to desert
landscaping and repair or replace fence and gate.
• Remove and resurface roads
• Establish a reasonable reserve fund
for future needs
An exhaustive and lively discussion followed John's wonderful
presentation. It was finally approved to raise the monthly dues to $175. per
month and to make a special assessment of $1200. per unit. This will allow us
to finish the painting of the units and to finish the south entrance wall and
landscaping in the 2006/2007 period while also building up our reserve fund.
Your dues payment will be $175. beginning on March 1, 2006. The special
assessment may be paid as $100. per month for 1 year, or if you prefer, you may
pay it in a lump sum in March 2006. You will be receiving a letter very soon
that will request that you indicate your payment preferences. This will help
determine exactly when we are prepared to order the projects to be started.
3. Walt Fedourich has been inspecting
properties throughout the complex to assess any repairs or trimming that needs
to be done prior to painting. Please remember that time is of the essence in
making repairs because everything in the whole row of buildings must be ready
for painting at the same time.
4. Nominations were held and a new 9
person Board of Directors was elected. The Board then elected officers:

We thank Judy Fedourich for the tasty
refreshments. We also thank our outgoing Treasurer, Kari Root, for her fine
work in the past. We are also grateful for the past services of ex Vice
President, Michael Ricci.
Volunteers have saved the Association
thousands of dollars doing small tasks (some were pretty big) in the past and
we look forward to continued participation as we try to keep our complex a
desirable place to live.
Don't forget—Your dues check for March should be for $175.
