At 7:00 P.M. the meeting was called to order.

Treasurer's Report

Treasurer Eugene Morin presented the Treasurer's Report ending June 30, 2006.

There are 2 owners late with dues and assessment payments. Paul Phillips proposed that a study be done to determine whether future assessments will be needed in subsequent years to keep up with repairs and improvements. A committee will be formed in September to look at a proposed budget for the future.

 Old Business:

Unit #5812 requested approval from the board for a different front gate and this was approved, as was unit #5836 request approval for a new front door.

 As discussed at the June 2006 meeting Michael Ricci obtained a bid for the south wall to be replaced from K&S Company for $4568.00.  This is for a 6 foot tall 4-inch thick block wall.  Stucco will be an additional 1500 to 2000 dollars. Walt Fedourich obtained a quote of 65.00 dollars an hour to have the sliding gate retrofitted.  Mike Ricci is to obtain another quote for the sliding gate. All in all the total south wall project from start to finish will be under ten thousand dollars and we are able to do this long anticipated project within the month. The board approved this bid by K&S.

Please remember when having cable wire attached to the exterior of your house to paint it the same color as the house walls.  Please contact Paul Phillips for external wiring cable assistance.  

The sprinkler main that supplies the sprinkler heads inside rear patios of units5802. 5804 5806,5808 5810 and 5812 has been shut off for several years.  This was done originally because 5802’s yard was flooding.  Over the past few months Paul Phillips took a verbal poll of these homeowners and all expressed a desire to have the water turned back on to their rear yards.  It is the understanding of these homeowners that they will be responsible for access to the main line under their patios and the costs it may incur. 

Regarding the walk thru inspection done in June several people have corrected the problems pertaining to their home.  A follow up will be done and we hope that people continue to correct these issues so the board can avoid future fines.

Certification is still needed for the FHA /HUD report. Eugene Morin will take care of any financial reports and Walt Fedourich will assist with any thing else that is needed.

Pleases be considerate of your neighbors by not blocking their garages or carports.  This is a continuing problem especially at the south end of the complex.
