Minutes for Board Meeting on March 15, 2006

Attendees were: Patty Banser, David Cronin, Jan Ehn, Michael Ricci, Nancy Monaco, Walt Fedourich, Marie Martel, Eugene Morin, Paul Phillips and Jennifer Spiller

1. Eugene Morin presented the Treasurer's report. There are three owners late with dues. If you need to e-mail Eugene with any questions or concerns, please use 747treasurer@cox.net

2. Walt Fedourich has finally arranged the corrections to our water bill with the City of Phoenix.

3. Painting of the complex was discussed. A motion was passed for Walt to negotiate prices with the two bidders, DeHart Painting and BCK Coatings, after which he will sign a contract for the work.

UPDATE: The painting will begin April 1, 2006 starting at the north end of the complex and then moving south to complete our entire complex. Consequently, all repairs, trimming, etc. (of which you will be and have been notified), MUST be completed by March 30, 2006. Any carport ceiling repair not completed by March 30 will be contracted for by the Board and the costs will be billed back to you. Contact Walt for details.

Your phone number will be given to the painter so that he can schedule work on your home. His contact number will be supplied to you in the next few days.

4. The South gate and fence were again discussed. Bids will be obtained by Michael Ricci and Jennifer Spiller. The project will be tabled until final bids are received and grass killer has been applied to the area- Michael Ricci and Jan Ehn will plan desert landscaping for the area. The cost for an emergency lock box for the back gate will investigated by Marie

5. Sprinklers in yards on the south drive were discussed. Paul Phillips will get a list of those interested in patio sprinklers and firm cost estimates.

6. Kari Root will supply HUD information to the Board.

7. It was decided to spray olive trees on Bethany Home Road to eliminate fruit production.

Household Hazardous Waste Collection

April 13, 14,and 15 between 8 a.m. and 2 p.m. only at North Phoenix Baptist Church, comer of Central and Bethany Home Rd. Items acceptable include: antifreeze, paint, oil, car batteries, pool chemicals, brake fluid, degreasers, fuel additives, varnish, turpentine, adhesives, pesticides, fire extinguishers, Freon based refrigerators, freezers, air conditioners, heat pumps, washers, dryers, water heaters, evaporative coolers, residential appliances, televisions, computers and electronics.

This is a free service but you must show proof of residency to participate. If you have questions, call Solid Waste Customer Service at (602) 262-7251.

The next scheduled Board meeting is Wednesday. April 19th at 7 pm in the pool area.
