                              Minutes for Board Meeting on May 17,2006

 

Attendees were: David Cronin, Lynn Rhodes, Jan Ehn, Kari Root, Nancy Monaco, Walt Fedourich, Marie Martel, Eugene Morin, Paul Phillips, Ron Carpio, Michael Ricci and Tommy Carson

 

1. Eugene Morin presented the Treasurer's report. There is only one owner late with dues. Everyone is current with their assessment payment.

 

2. Painting of the complex is due for completion by the end of this week. Walt Fedourich has negotiated for the painter to paint the outside of the west wall that abuts Crown Imports lot for paint cost. It was approved by a majority of the Board.

 

3. The results of the balloting for the south fence were disappointing in number. We need a response from each owner. Marie Martel will attempt to call all those who didn't return their ballots and arrange for them to be picked up.

 

4. A question was raised about the plan to install gravel and desert landscaping to replace the grass on the south end. The original reason was to save considerable money on maintenance costs and on the water necessary to upkeep the grass lawn.  The landscaping theme that we have been doing for the last few years starting along our Bethany entrance and on the east and west walls of the middle units had been planned to continue for the south common area of our complex. We already have most of the decorative stone needed for the project stockpiled in the roadway near the swimming pool. The lawn sprinklers by nature have destroyed the wrought iron fence and has caused considerable damage to the stucco and paint on the exterior walls of the homes that abut the area. The lawn watering eroded the blacktop driveway that borders it and has also destroyed one of the pedestal lamps in that area.  We fear we will soon have to bear the cost of replacing the south concrete sidewalk if lawn sprinkling continues. The drip irrigation used for desert landscaping will not cause this damage.  But some people prefer to keep the grass so it was decided to mail out another ballot to all owners for their choice. PLEASE return the ballot you will soon receive by June 19th.

 

5. Kari Root will supply Eugene Morin with information necessary for our Associations FHA Certification

 

6. Palm trees will be trimmed in June. If you have one inside your patio and wish to have it trimmed, (at your expense), please call Walt Fedourich at (602) 266‑5581 or Trees by Mike at (602) 841‑8458.

 

7. A committee was named to do a walk‑through on Saturday to assess all units for appearance, structure condition and vegetation management. They are Paul Phillips, John Bonar, David Cronin and Walt Fedourich. If any infractions or potential dangerous situations are noted, the owner will be notified. If your yard has a locked gate, please have it unlocked by 9 AM Saturday on May 20, 2006.

 

8. Michael Ricci plans to submit a drawing and color swatch to apply to the Board for an awning over his second floor balcony.

 

9.  PLEASE DON'T FEED THE PIGEONS. Already they have created a considerable mess on the house area of the homeowner who has been feeding them. Also feeding pigeons in the City of Phoenix is a Class one Misdemeanor with fines up to $2500.00

Now that we have a sparkling, newly painted complex, please,

lets all join together to keep it looking wonderful.

If you see trash, pick it up. If you have overgrown shrubbery, trim it.

If you have a minor repair that needs to be made, do it.

Please keep your trash cans inside your garage or patio.

And be sure to move your cans in on pickup day.

 

If everyone works together, we can have a lovely place to live!

 

The next scheduled Board meeting is Wednesday, June 21st at 7:00 p.m. in the pool area.
