Minutes for Board Meeting on November 15, 2006 |

Attendees were: Walt Fedourich, Eugene Morin, David Cronin, Paul
Phillips, Kari Root, Nancy Monaco, Marie Martel, Patty Banser and Michael
Ricci |

1. The Treasurer’s report
was presented. There are NINE owners late with dues, assessment payments and!
or late charges. We must ALL try to keep current so that the Association can
run itself in a business like manner |

2. At the south entrance,
the wrought iron gates are being made and will be installed by Christmas.
Stucco will be applied after the gates are in and painting will follow. After
that, the desert landscaping will go in with a drip watering system. |

3. The committee meeting to draft a budget and reserve account was
held and work is in progress to get prices for road repair or replacement.
John Bonar has been working very hard to find paving companies to offer bids.
There are 34,000 sq.ft. of paving in our complex. After those prices are in,
work can continue toward arriving at a realistic budget and a number for the
reserve account. Committee members are: Walt Fedourich, John Bonar, Eugene
Morin, David Cronin and Paul Phillips. |

4. The pressure reduction valve for the main water line is also being
tabled while bids are sought. |

5. Luminarias for Christmas Eve and Christmas Day were approved again
for this year. This has become a popular activity in the complex for several years.
Volunteers are always needed to put the sand in the bags, to distribute them
on the 24th, and to light them at dusk on the 24th and
25th. More information on the time and place will be forthcoming. |

6. John Bonar (5812) requested that a section of his front sidewalk
be replaced because it has heaved up and creates a safety hazard. Michael
Ricci will get an estimate. |

Now that our weather is cooler, let’s get outside and spruce up our
entrances, front and back patios. |
|
The
next scheduled Board meeting will be Wednesday, December 13th at
7:00 p.m. in the pool area. This
is a week earlier than normally scheduled, as we don’t want to have a meeting
during Christmas week. |
