Minutes for Board Meeting on September 20, 2006

 

Attendees were: Eugene Morin, David Cronin, Walt Fedourich, Paul Phillips, Nancy Monaco, Marie Martel, Patty Banser, Michael Ricci, Kari Root, Lynn Rhodes and John Bonar

1. The Treasurer's report was presented. There are SEVEN owners late with dues and assessment payments. Please try to keep current to avoid late payment fines.

 

2. Construction of the walls at the south entrance is underway. After the walls are constructed, the gates will be installed according to the fire department's specifications and a universal lock system will also be installed, including a spring lock pedestrian gate. After that, the desert landscaping will go in with a drip water system.

 

Paul Phillips complained about the lack of landscaping water in the south section. That will be addressed when the new landscaping has been completed. In the meantime, if you are concerned about any plants near your unit, feel free to take the hose to them.

 

3. It was decided to conduct a committee meeting to draft a budget for next year. It will be held at 5812 (John Bonar's home) at 9:30 a.m. on Saturday, October 14th. Committee members are: Walt Fedourich, John Bonar, Eugene Morin, David Cronin and Paul Phillips. Anyone else interested may attend.

 

4. The compliance walk-through revealed that some owners have yet to make compliance repairs. The Board has tried very hard to get owner cooperation and has been very patient, but now it will be necessary to invoke the fine program. Marie Martel will mail out copies of the fine form to those who have failed to make necessary corrections. These fines impose a $25. fine for EACH infraction if not complied with within the stated time frame. The fines escalate to $50. and $75. if the same offense is not corrected with subsequent notices.

 

5. A lively discussion regarding responsibility for repairs of buried water pipes resulted in the decision that the Association pay for infrastructure repairs. It still remains questionable according to the lack of specifics in our CC&Rs and the declaration in Homeowners Association Law ARS 33-1255 (C)(2). More research and discussion will be needed to finalize this question.

 

6. The Board approved $200-$300 to regrout the tiles lining the inside of the pool. Also approved was about $150 for a diver to install a vortex cap on the pool drain as required by a new ordinance.

 

7. Lynn Rhodes (5808) requested permission to install a solar tube skylight. A diagram was submitted and approved by the Board.

All trashcans must be kept inside garages or patios so they cannot be visible

from the common areas.

We need to show pride in our little community.
