                         Minutes for Board Meeting on January 17, 2007


Attendees were: Walt Fedourich, Eugene Morin, David Cronin, Marie Martel, Patty Banser, Michael Ricci and Paul Phillips

1. The Treasurer's report was presented. There are five owners late with dues,assessment payments and/or late charges. The Board has resolved that all future payments from association members shall be first applied to any outstanding late fees then to the dues first in arrears. Remember, if you are three months or more behind in your payments, the Association can place a lien on your property.

Our insurance premiums have increased by $2000. Eugene Morin is looking for lower rates with other insurers. He is also working on the new budget for 2007, which will be presented at the Annual Meeting.

2. The south gate should be ready by next week. Other work planned will simultaneously be scheduled after that installation. Notices and instructions will be given before the waterline construction begins because that will entail digging up parts of our roadway.

3. John Bonar plans to address the Annual Meeting with an analysis of our future needs for capital expenditures and the monetary needs of our reserve account.

4. The Budget Committee plans to meet again on February 17th to quantify future reserve fund items.

5. There is a dog problem concerning the grassy area in front of 5814. It seems that many dogs use the area to urinate and the grass has developed massive brown spots. We request that if you have a dog PLEASE take it OUT OF THE COMPLEX to do its business.

There is also a veterinarian solution that helps your pet from having lethal urine that you may want to try. Simply give your dog a l/4 to l/3 cup of tomato juice to drink each day. They usually like it and it does stop their urine from burning the grass.

Also, elections for the Board for 2007 will be held. It is important that all owners attend and have your vote counted.

Attendees were: Walt & Judy Fedourich, Eugene Morin, David Cronin, Marie Martel, Patty Banser, Michael Ricci, Jan Ehn, Jennifer & Dave Hawkins, Kari Root, Nancy Monaco, Betsy Goreham, Agnes Woodworth, Ron Carpio, John Bonar, Mark Osterbauer and Robin Shearer

1. Walt Fedourich announced the agenda.

2. John Bonar presented an outline of projects, both presently underway and those needed in the future. He said that it will not be necessary to have another special assessment for next year and that our monthly dues will remain at $175. (Don't forget, if you have been paying last year's assessment at $100. per month, you will still owe the last payment of $100. with your February dues payment.) Board approved the dues remaining at
$175 per month for 2007 effective March 1, by unanimous vote. (8-0)

The south gate, stuccoing the new wall, landscaping the area and installing a new water line, valves and timers are presently in progress. After that work is completed, slurry sealing (2 coats) on our streets will be done (when the weather is warm so that it will dry properly). We expect this to make our streets good for 5-7 years. It will be necessary to vacate the premises for 24 hours as each coat of slurry seal is applied. You will be notified in advance so that you can make plans. Our thanks to John Bonar for all of his hard work on this
project. past and future.

3. Eugene Morin presented financial statements and a proposed budget for 2007. It was approved by the Board. (8-0)

4. Ron Carpio passed out applications for a home warranty policy. If you need one, call him at (602) 369-1849

5. Nominations were opened for the Board Members for 2007. It was moved that the present members be re­elected. The motion was approved unanimously. The Board for 2007 includes Walt Fedourich, Eugene Morin, Michael Ricci, Marie Martel, Patty Banser, Jan Ehn, Ron Carpio, Kari Root and David Cronin.

We thank Walt & Judy Fedourich for the tasty snacks they provided. And thanks to Robin Shearer for volun­teering for the landscaping committee.

6. The new Board voted to raise the treasurer's paycheck to $200. for compensation for the wonderful job he has been doing.

7. The budget committee will meet again to review reserve plans on Sat. Feb 17m at 10 a.m.
