Minutes for Board Meeting on October 17, 2007

 

Attendees were: Walt Fedourich, Marie Martel, Eugene Morin, Patty Banser, Nancy Monaco, John Bonar, Jan Ehn, Michael Ricci, Paul Phillips and Ron Carpio

1.  The Treasurer's report was presented and approved. There are five owners still late with dues and/or late charges.

2.John Bonar reported that the permits for the south gate have been procured and work on the gate fabrication is underway. It is expected to be installed by mid-November.

3. The south lawn dirt grading is nearly completed. Four new trees have been planted along with pyracantha along the west wall and sage bushes in front of 5801. Gravel will soon be ordered to finish up the landscaping.

4. David Cronin's brother has begun renovating his unit (5819) and has submitted samples to replace all exte­rior doors. They were approved by the Board.

5. There was an extensive discussion about our fining system and how some fines do not fit the infractions. It was decided to appoint a committee to rewrite the system and to determine appropriate means for making repairs and assigning fines commensurate with the infractions. This proposal should be ready for a general vote at the Annual Meeting in January. The committee members are: John Bonar, Eugene Morin, Walt Fedourich, Ron Carpio, Michael Ricci and Marie Martel.

6. Several of the fabric pool chairs have begun to split (sun rot) and need to be repaired or replaced. Ron Carpio and Paul Phillips will investigate places and costs for repairs. Marie Martel will begin scanning the ads for sales of replacements.

7.  Paul Phillips will contact the owner of 5822 to inspect the wiring for the post light.

8.Michael Ricci's plans to enlarge his unit and convert his carport into a garage are being tabled for the time being. He is hoping to get a more reasonable estimate.

9. The management company of the property to our west, 727 E. Bethany, has repaired and painted their side of our block wall.

10. Dehart Painting was in the complex touching up some parapet walls and some garage doors where the paint had started to flake off.

NOTICE

Gravel for the south lawn will soon be delivered.

It will probably be dumped in the street near the gateway.

PLEASE BE ALERT AND GO AROUND TO THE BETHANY HOME ENTRANCE WHEN YOU SEE THE GRAVEL PILE.

 

 

IMPORTANT CHANGE TO NOTE: Because Thanksgiving would fall on the day after our regularly scheduled Board Meeting, it has been moved ahead one week,

The next scheduled Board meeting is Wednesday, November 14th at 7:00 p.m. in the pool area.
