 Minutes for Board Meeting on September 19, 2007

 

Attendees were: Walt Fedourich, Marie Martel, Patty Banser, Nancy Monaco, John Bonar, Jan Ehn, Agnes Woodworth, Michael Ricci and Maria Victoria

 

1. The Treasurer's report was presented. There are three owners still late with dues and/or late charges

.

2. Waste Management has increased trash collection rates. Eugene Morin has made inquiries for comparable services and found that we still have a bargain with our collector. A question was raised about damaged trash receptacles and Walt Fedourich said that if your can is damaged, call the phone number on your can and request a repair or replacement.

 

3. John Bonar reported that the contract for the south gate has been awarded to Phoenix Fence and that as soon as all permits are received, manufacture will begin. It is expected to take 4 to 5 weeks to completion

.

4. The south end of the complex is nearly ready for planting. Dirt has been moved and water lines are nearly completed.

 

5. The Board discussed several varieties of trees and decided on two 36" box Heritage Live Oaks and two 24" box Texas Ebony trees. Thanks to Michael Ricci for his professional help in choosing the right varieties. Walt Fedourich and Jan Ehn will go the nursery within the next couple of weeks to choose the trees. They will also order pyracantha to be planted along the west wall toward Crown Import to deter climbers from entering the complex.

 

6. There have been complaints filed about loud activities during the wee hours. Police were called and the situation will be monitored. Remember ... after 9 p.m. until 8 a.m. are quiet hours and should not be used for any noisy activity

.

7. A water line in the street near the pool sprung a leak and has been repaired.

 

8. People suggested a party to get acquainted with new residents. Plans will be announced at a later date.

 

9. Michael Ricci has proposed plans to enlarge his unit and convert his carport into a garage. The Board has requested a preliminary plan and neighbor approvals before further action can be taken.

 

10. The management company of the property to our west, 727 E. Bethany, was contacted by Walt regarding repairing and painting their side of our block wall. Mike Osselaer of Consolidated Asset Management has promised to repair and paint their side of our wall within 90 days.

 

11. Thanks to Sherry Adler for donating a clock for the pool area.

 

IMPORTANT NOTICE

NO GLASS CONTAINERS OF ANY KIND

ARE ALLOWED IN THE POOL AREA.

Pets are also prohibited.

Children under 16 years of age MUST be accompanied by an adult.

Please remove your trash when you leave the pool area.

The next scheduled Board meeting is Wednesday, October 17th at 7:00 p.m. in the pool area.
