for Board Meeting on January 16, 2008
Attendees were: Walt Fedourich, Marie
Martel, Eugene Morin, Nancy Monaco, Jan Ehn, Ron Carpio and Michael Ricci
1. The Treasurer's report was presented
and approved. There are six owners late with dues and/or late charges (One
owner is over three months in arrears and a lien filing against the property
was discussed as directed in our
CC&Rs. Procedures will be
investigated and executed.
2. The gate at the south entrance has
been installed and is now accessible to the police and fire departments in case of
emergencies. If you should need access through tins gate for a moving van or
other large vehicle, contact a Board member in advance of your need.
3. We owe our thanks to Walt Fedourich
and Patty Banser for repainting our fire lane curbs. And to Nancy Monaco for
her work on the Christmas luminarias.
4. The new fine program committee has
not had opportunity to meet as yet. A committee chairman, Ron Carpio, has been
named to get the process moving. The other members of the committee are: John
Bonar, Walt Fedourich, Marie Martel, Eugene Morin and Michael Ricci.
5. There have been complaints of
excessive dog barking and dog urination spots on the grass. Please be a good
citizen and properly take care of your pets.
6. We are a
self-managed association and our aim is to keep our complex as beautiful as
possible while keeping our expenses as reasonable as possible. In order to do
this we need volunteers and sharing of any expertise you may have that would
benefit our operations. (construction, paving, electricity, plumbing,
insurance, legal, etc.)
Following is excerpted from a Curtis
Ekmark column in the Arizona Republic: New Year's resolutions for homeowners
associations.
1. That people work together and let personal issues be
set aside for the common good.
2. That good people are willing to volunteer to serve on
boards and committees.
3.That
associations are blessed with good managers who provide valuable services and
help create a positive sense of community.
4. That the silent majority becomes engaged in elections
and management ideas for the good of all.
5. That those who criticize step forward to volunteer
their time on committees and projects. It is always easier to sit on the
sidelines and judge the actions of others. Communities need people who want to
be part of the solution.
NOTICE
The
ANNUAL MEETING will be held on Sunday, January 27, 2008 at 2:00 p.m. in the
pool area.
It
is important that you attend to learn about our financial status, future plans
and to elect a Board of Directors for 2008.
Please set aside
time to attend.

1. The Treasurer’s report was presented. A motion was
presented and approved to add $10,000 for replacing water lines to the new
budget for 2008. The budget was approved after including the water line
monies.
2. Our monthly dues will remain $175. for the next
year.
3. Volunteers have saved the association lots of money
in the past. A request has again been made for anyone with expertise or
connections that could benefit our association to volunteer (insurance, legal,
extermination, plumbing, paving,, etc.)
4. A suggestion was raised that we have a get-together
so that we can meet our neighbors. Our new Welcome Wagon committee to arrange
this event are: Nerijus Baronas, Chairman and Robin Shearer, Nancy Monaco and
Patty Banser.
5. Nerijus Baronas suggested an electric access for
the south gate and a Jacuzzi for the pool area. He will research the interest,
pros and cons and costs of these improvements and report to the Board.
6. Agnes Woodworth questioned exactly what our
insurance covers in our units. Eugene Morin will ask our agent to supply us
with a guideline to explain our exact coverage.
7. It has been discovered that the south pedestrian
gate sometimes does not automatically close. If you use this gate, please be
sure that it fully closes after you go through.
8, Nominations were offered and seconded for the new
Board of Directors. They are: Walt Fedourich, Marie Martel, Patty Banser,
Eugene Morin, Ron Carpio, Jan Ehn and Nerijus Baronas.
9.
The new Board held a short meeting after the Annual Meeting and chose its
officers. They are:

10. An in depth discussion regarding late payers
and fines resulted in an agreement to be vigilant in levying liens against any
owner after they are three months in arrears with dues/fines. Fines (late
fees) will be $15. per month. Those owners are then responsible for the
payment of their debt and costs of filing and releasing the lien.
The next scheduled Board meeting is Wednesday, February 20th at 7:00 p.m. in the pool area.
