Summary of Minutes for meetings held

September 24 and October 9, 1989

1.   Landscape Plan

Phase I of the general landscape plan is nearing comple­tion.  The schedule is as follows:

November - Complete curbing

                    December - Prepare planters and complete some planting

      February - Replace 6 garage doors

                   Spring   - Complete remaining planting

The $300 special assessment is due November 1, 1989.  This assessment may be paid in one lump sum, or $50 monthly along with monthly Association dues beginning November 1 and continuing through April 1, 1990.  Please make assess­ment payments with a separate check.

2.   Financial Report

The Treasurer's report and financial obligations were discussed at both meetings.  It was the consensus of those attending the general meeting that the monthly dues need to be raised.  Therefore, the monthly Association Dues will be raised to $100 beginning January 1, 1990.

3.   Capital improvements

The Homeowners' Association will develop a 5-year capital improvement plan which will address issues such as repair­ing the east boundary wall, garage door repair, fences & gates, etc.  We are studying the sequence and cost of the various repairs.  The plan will be presented and discussed at the next general homeowners' meeting.

A suggestion was expressed that we consider painting the wrought iron fences, gates, and lamps a more contemporary color than the present black.  A committee was formed with Janet Ehn, Christy Petchel, and Paul Phillips to research the idea and present their findings at the next Association meeting.

4.   Community Involvement

A social committee was formed to explore ways to improve neighborly relations and promote a better sense of com­munity.  First ideas included pool parties, work parties, etc.  Committee members are Suzanne Bracker, Sherry Mara, and Linda White.  We look forward to the activities planned by this group!

5.   Important Reminders

Please keep the pool gate closed and locked.  Be mindful that there are children in our complex.  Also, please do bring your pets into the pool area.                  

There is no parking in the Fire Lanes around our complex; Violators are subject to a City of Phoenix citation.

Please clean up after your pets in the common areas.

DO NOT PUT GARBAGE CANS ALONG THE STREET FOR TRASH COLLECTION. Please bag your trash and put the bags on the street no earlier than the night before trash collection days.

Please, Please keep a watchful eye on your children in the streets and around the pool area – “It only takes a few seconds.”
