Meeting Jan. 16, 1990

The Board would first like to express appreciation to all homeowners for paying the special assessment and dues in a timely manner, which allows the Board to plan and make improvements to the complex.

FIVE YEAR PLAN

We have long neglected to make capital improvements within the property. But now is the time to "bite the bullet" and make those Improvements that are absolutely necessary to maintain the quality of our homes.

We have 25 remaining garage doors that need to be replaced. We have approximately 655' of wooden fencing to be replaced along with 27 entry gates. Painting has been discussed for at least 6 years. We need to do it. We have 7 buildings.

The Board has determined that it will be the most economically sound in the long run, to replace wooden fencing with block and gates with wrought iron. It is hoped that the recent dues increase will cover the deficits we have been experiencing and, with careful planning, provide enough new capital to attend to the aforementioned improve­ments without necessitating more special assessments in the near future. It seems to be the consensus that we do something in each major category each year until we are finished with this current list of improvements. So, as a guideline, the following have been slated for 1990:

Replace 5 garage doors (according to their state of need) (approx. $500)    $2500

Replace approx. 150' of wooden fencing @approx. $13/ft.                     $1950

Replace 5 wooden gates with wrought iron (approx. $300)                     $1500

Paint one building @approx. $5000                                           $5000

$10,950

The following 4 years will be similarly approached. We hope that by holding resident "painting parties" and other participative events, that these objectives will not be too ambitious to accomplish.

FUTURE PROJECTS

Other projects to be addressed in the future include fence replacement between center units and the question of cable TV.

LANDSCAPING

The landscaping renovation should be totally completed in 1990. Gardeners are now preparing to remove designated shrubs. They will then prepare the planting areas according to the master plan and new plant material will be put in as soon as the danger of frost has passed*

OTHER ISSUES

Street sealing will need to be done again by next year.

The Board has determined that the Assoc. will provide primer and paint for anyone who wants to repaint their garage door in the cream color while waiting for door replacement.

Dog excrement continues to be a concern. If you have a dog, PLEASE keep it on a leash and clean up after it.

Parking in the designated fire lanes cannot be allowed. It poses a danger for every other resident if emergency vehicles cannot get through our streets. Parking cita­tions WILL be given to offenders.

747 EBHRA ANNUAL MEETING JAN. 28, 1990

Meeting was called to order at 7:00 p.m. Those present were: David Cronin, Bob and Carmen Olszewski, Marie Martel, Loren Lake, Linda White, Suzanne Bracker, Lynn and Betty Knode, Dan Hayes, Paul Phillips, Sherry Mara and Mrs. A. Levy.

The Treasurer’s report was presented and reviewed.

The Five Year Plan for capital improvements was presented and discussed. Alternative means for painting the buildings was explored, pertaining to saving money by having residents and/or owners do some of the labor. Color changes were also discussed. Paul Phillips will obtain color chips so that the color of trim and wrought iron can be considered for a change.

Cable TV was debated. Loren Lake will explore possibilities and interest levels for future consideration. Means to raise necessary monies outside of the annual budget are also to be investigated.

The final stages of the landscaping project are underway and it was reported that this work should be completed by the end of April or early May.

Other subjects discussed were illegal parking, garbage collection, garage doors and pet control problems.
