REPORT OF THE 747EBHRA ANNUAL MEETING
Sunday, January 20, 1991
There were 12 people in attendance
at the Annual Meeting.
We reviewed the status of projects
completed and begun in 1990.
1. Landscaping was completed with the exception of some
fine-tuning. This year's frost damage, however, was severe. Our gardener has
indicated that most of the plants and trees will survive with some radical
trimming. The very smallest and youngest plants may have to be replaced. Full
evaluation will be made in March, after danger of frost is passed.
2. Six new metal garage doors were installed
according to an as-needed survey taken by members of the Board.
The
Five-Year Improvement Plan was attacked with vigor, and the results are
beginning to become very apparent.
The Board decided to replace the remaining 4 wooden garage
doors in the building to be painted so as to have that building's renovations
totally complete. (This made a total of 10 garage doors that were replaced in
1990.)
Painting was completed on our first building (west side of
back street) with the new colors. All wooden fences were replaced with stuccoed
block walls and painted to match the buildings. We did have a problem with some
residents ignoring the 30-day advance request to remove vines and other obstructions
to the painters. They will be billed for the removal of those obstructions. We
ask for everyone's cooperation in the future.
Any wooden gates in the designated building were replaced
with wrought iron gates. All concerned owners were given the option of ordering
upgrades to a standard gate, at their own expense.
Finally, new rain-resistant mailboxes were installed on all
7 units in the building. The response to the improvements has been very
favorable.
3. Major structural repairs were made in 1990 to two units,
one with a foundation leak and the other with a drainage problem and a
separation of chimney from the building.
4. Some units also have been fitted with downspouts to
prevent garages from filling up with water during rainstorms.
It is the hope of the Board that
we may be able to paint the next building in the spring of 1991, along with the
wall replacement, gate replacements, garage door replacements and mailbox
replacements. And barring any unforeseen problems, perhaps another building
toward the end of the year.
We are planning a "Paint
Party" as soon as the weather becomes milder to paint the wrought iron
fence at the rear of the complex along Palo Verde Street. We hope you will all
consider participating...for getting to know your neighbors, accomplishing a
needed task and saving the Association some money so that we can afford some of
the things we need and can't do ourselves.
The cable TV committee has not
produced a proposal to the Board as yet. If you are interested in participating
or assisting that committee, please call chairman, Loren Lake, 277-1287.
Dog problems have continued to
plague the complex. Please, dog owners, leash your dogs and clean up after
them! If you find dogs running loose, call Animal Control, 269-3491. Mention
that 747EBHRA has a letter on file permitting officers to enter the complex.
Parking in the fire lanes is
another continual problem, since our parking spaces are virtually nil. You MUST
NOT park in the fire lanes. It is hazardous to the other residents should an emergency
vehicle need access. And it is inconsiderate to your neighbors. If you see any
vehicles parked in the fire lanes, please call Crime Stop, 262-6151.
