BOARD OF DIRECTORS REPORT

On Tuesday, June 11, 1991, 7:00 P.M., the 747 EBHRA Board of Directors meeting was called to order by "El Presidente" Marie Martel.  Five members were in attendance.

Computer whiz, Lynn Knode, read the Treasurer's Report to a captive audience.

The HIGHLIGHTS OF THE REPORT WERE:

1.  Garbage removal cost was reduced by approximately 15% due to a re­negotiated contract.

2.  Water expense is up 45% due to the City of Phoenix reclassifying Townhome water rates to residential from commercial.  Conservation of water not only is necessary for our planet's ecology, but also will be bene­ficial to our association's pocket book.

3.  Barring any unforeseen expense, we will be painting another building this fall, keeping in line with our five-year improvement plan. Tentative app­roval was given by the board to paint the center units that face west. This would also encompass the pool area!

4.  The cost of repairing structures increased greatly this month.  This is where we need everyone's help.  Please report to a board member all dam­age or potential hazards, so that they may be addressed before they turn into large repairs.  In conjunction with this, a committee consisting of Walt, Suzanne and Sheri are to make a monthly walk thru of the complex to find these problems and violations of the C C & R's.  Remember the very best input will come from the individual association members and renters.  According to the C C & R's, no painting, decoding or other­wise changing the appearance of any portion of the exterior is allowed. This includes exterior lighting and the exterior of patio fences and gates.  Also, no alterations or additions may be made to any building without PRIOR permission from the Board of Directors.  All requests must be made in writing and be accompanied by a copy of the proposed plans. FOLLOWING THESE GUIDE LINES WILL PREVENT ILL WILL AND UNNECESSARY EX­PENSES!

2.  A pair of women's bikini bottoms was found in the roadway in front of Walt's place. If any one has lost them.....  contact Lynn Knode.

3.  Congrats to J.R. and Teresa Baker (5810)... Rumor has it that they will soon have an addition to their family.

4.  Congrats also to Kathy and Lucas on their engagement and their never-ending supply of beer ... available to all visitors.

5.  A radio was left in the pool area on Sunday, the 16th.  Walt has it at his home for safekeeping.

6.  Finally, congrats to Paul Phillips.  He finally got his brakes fixed

on his mustang!  It ONLY took him 3 weeks to finalize the job.  Sounds like the Guinness Book of Record's material.
