Board of Directors- meeting - September 17, 1991

Members present;

Marie Martel, Suzanne Bracker, Lynn Knode, Jan Ehn and Walt Fedourich

Business discussed!

A- Paul Phillip's rear gate (5811) was painted white and white wooden boards were attached to it. Tentative discussion has found the gate in violation of the CC&R's. However no action was voted on by the board, although we reserve the right to do so in the future.

B- Treasurer’s report was read. (see attached)

C- Cable installation was discussed as follows:

1- Martel will contact Torre Blanca To see how their association got cable in.

2- Fedourich reported that his survey of homeowners shows that cable approval would not have enough votes under the CC&R's. Walt has suggested that we should look in to amending the CC&R's to make alterations and additions dependent on a two-thirds vote of a quorum at a general meeting rather than the present restrictive requirements. Walt will consult legal counsel on this possibility. Walt also has contacted Dimension Cable to re estimate the wiring loop using the back yards of the middle apartments. Possibly we can implement this in the future when the middle

units rear fences are replaced.

Phillips has suggested the feasibility of piecemeal cable installation.

This could be done possibly by having Dimension install cable in the front and

rear units through "right of trespass".

D- Painting of middle units (west)

    Martel will obtain estimates and consult with the treasurer to see if a fall painting is feasible.

 E- General meeting

     An October 6th meeting at 7 P.M. was decided to be held at the pool.

 F- Bracker drain pipes (5602)

Suzanne and her plumber have decided that Pogreba's mulberry tree (5804) is causing a blockage in 5802's plumbing. Martel will send a letter to Pogreba.

 G - Monthly walk-thru

No discussion due to Lynn Knode forgetting reports, on hazards and landscaping. The next walk thru will concentrate on items such as window trim and carports.

 H- Paul Phillips will conduct a study to see what is measured on the two complex water meters,(sewer,sprinklers,etc.), as a cost savings method.

 I- Approval was given to Phillips to raise his rear fence 5 inches at his expense.

 J- Fedourich was given permission to widen his driveway (see attached) at his expense contingent upon approval by neighbor Lake.

 K- The wall at the southeast corner of 5801 has cracked due to people climbing over it. Martel will have it fixed when the block layers return this fall.

L- It was decided that the garage doors stored at the pool are no longer needed. Walt will see to their disposal.

M- It was decided to have a general homeowner’s association meeting October 6, 1991 at seven in the evening.  Please let us have a big turnout.

With winter just around the corner we should be considering the condition of fireplaces and chimneys.  A dirty or cracked flue is one of the major causes of winter house fires. A certified chimney sweep such as Arizona Chimney Sweep Co. (439 3218) can clean and inspect your chimney for safety.
