Report of Board Meeting on February 16,1992.

Attending: Walt Fedourich, Cleo Crimmins, Paul Phillips, Sherry Mara, Marie Martel, Suzanne Bracker and Jan Ehn. Guest: JR Baker.

Meeting was called to order at 7.00 p.m.

Walt presented job descriptions for landscaper and pool maintenance. Both will be put out for bids.

Cable TV contract was reviewed and approved for accep­tance. Seven owners have yet to pay their special assessment.

The subject of the machine in Lake's carport was raised. Walt read a letter from Mr. Lake, which apologized for the rules violation and promised to have the machine moved by March 18, 1992

Katz' roof damage was discussed. Paul Phillips will discuss the problems on a one-to-one basis.


Sewer taxes were discussed in relation to re-routing our water supply to the pool. It was revealed by Cleo Crimmins that the basis amount for the sewer assessments for the balance of the year are determined by the usage in Jan/Feb/ March. It is therefore needless to rush chat project through.

The Hungerfords (5838) petitioned the Board to plant flowers in the small area next to the pool gate. The Board approved.

Cleo has audited our books, for which we all are very grateful. She submitted the financial statement and advised that certain tax returns and corporation commission statements need to be filed at once.

We are continuing to update our owner/resident roster and have discovered many outdated phone numbers. The Board members use this list strictly for emergency pur­poses and we urge you all to submit your current tele­phone numbers (home and office) and if you have a tenant, their name and phone numbers.


 

Report of Board Meeting on February 25, 1992

Attending: Walt Fedourich, Suzanne Bracker, Jan Ehn, Cleo Crimmins, Sherry Mara, Paul Phillips and Marie Martel. Guest: Dan Hayes.

Bids for landscaper were reviewed and discussed. Contract will be let on a month-to-month basis, our specifications. The unanimous choice was Landscape Images at a basic charge of $650/month.

Pool maintenance bids were then reviewed and discussed. This contract will also be on a month-to-month basis to our specifications. The winning bid was awarded to Pool Savers for a basic charge of $70/month for weekly service (cool months) and $115/month for bi-weekly service (hot months).

A new committee was named to assess the landscaping needs and to work with the new landscaper. Those on the commit­tee are: Jan Ehn, Suzanne Bracker, Sherry Mara and Walt Fedourich.

The Board wishes to recognize the following owners who have given of their time and talents to plant the cheerful flowers in our complex: Linda White, Jan Ehn, Agnes Woodworth, David Cronin and Tim Hungerford. If we have missed someone, we apologize.

The Katz situation was discussed. Since he refused a meeting with Paul, no resolution was reached.


Leaking garage doors will be looked at by Yeager Door Co. to decide if better seals will alleviate the problem and adjustments will be made.

Cable TV contract has been mailed. Paul will act as liaison with the contractor.

A letter of protest was sent to M. Murphy about her barking dogs.

Large Eucalyptus tree hanging over L. Lightfoot's house was discussed and it was decided that it should be removed. Marie will discuss the problem with Linda.

Jan Ehn reported that the painter will make reported corrections on past work and will also paint the pool area, except for the slatted trim. Any volunteers to do that?

Carport ceilings were discussed. It was determined that the Association will repair the underside ceilings ONLY if a leaking roof is not the cause of the problem. The carport evaluation committee is Paul Phillips, Dan Hayes and Marie Martel. If it is determined that a carport roof is leaking, the owner will be notified by mail and will have 3 months to make necessary repairs. If, after that time, the repairs are not made, the Association will contract for the roof repairs at the owner's expense. This action is necessary to control the appearance of the complex.

Next Board Meeting will be Tues., March 24 at 7:30 p.m. Meeting was adjourned at 9:10 p.m.
